Welcome to our home! A charming cottage in a rural village, ideal for couples, families, friends, contractors, business trips & weddings. The property features 2 king-size bedrooms, a children’s bedroom with 3 single beds, plus a ground-floor king bedroom & 3 bathrooms. Enjoy a bespoke kitchen, rain shower, wood burner, parquet flooring, huge garden with play area, hot tub & parking for 3 cars/LWB van. Close to M1, A1, Hodsock Priory, Thoresby, Sherwood Forest & Sheffield. The space Rosewall Cottage can accommodate up to 8 adults, or 6 adults and up to 3 children. The cottage has three king-size beds across three bedrooms, sleeping two adults in each room. The children's bedroom includes two additional standard single beds suitable for adults, (please note the single beds cannot be made into a king bed) plus an extra top bunk suitable for a child only. For safety reasons, adults are not permitted to use the top bunk. A travel cot is also available and can be set up in any bedroom if required. Perfect for Children & Families The cottage is exceptionally well suited for families and is especially welcoming for children, including those with additional or special needs. We provide a wide range of sensory toys, alongside traditional toys and child-friendly games, ensuring there’s something to suit all interests and needs. You’ll also find a large selection of children’s books, as well as colouring and painting crafts to encourage creativity during your stay. The children’s bedroom features sensory and calming lighting, helping to create a relaxing and comfortable environment. The cottage is well stocked with thoughtful family essentials, including a video baby monitor (if required), Nuby baby bath, child-friendly toilet seats with steps, and a potty. With so many child-focused features, the cottage truly has everything families need for a comfortable, stress-free stay. Our garden is home to two rescue ex-battery chickens who lay fresh eggs daily! They live in a gated section of the garden, which is fully enclosed. So, if you're bringing a dog, there's no need to worry—the chickens are safely contained in their own area. There's also a gate if you'd like to visit the chickens and collect their eggs! The cosy sitting room features a log burner, wooden shutters overlooking the driveway, a large corner sofa and two separate chairs. You’ll also have access to a Smart TV with streaming apps including Netflix, Amazon Prime, Spotify and YouTube. For the ultimate movie night experience, we also offer a large 100" projector available to hire, complete with full Amazon Prime and Netflix access, making it perfect for relaxed evenings in! Our dining room is ideal for both relaxation and entertaining, featuring a large billiards table, a comfortable two-seater sofa, a flat-screen TV, and a dining table for 8. We also have a Maxi-Cosi highchair available for children and infants. For added fun, you’ll find classic games like Scrabble and Twister for the whole family to enjoy! The kitchen is fully equipped for everyone, including a dishwasher, double fridge and freezer, Range Master induction hob, two ovens, a Ninja air fryer, a double Belfast sink, kettle, microwave, and toaster. The breakfast room has seating for four, and the utility room has a washer and dryer. We also provide child-friendly cups, cutlery, and plates. The garden room is super relaxing offering large, cosy sofa, and stunning views of the garden. It’s the perfect spot to relax, listen to the soothing sounds of the waterfall, and observe night time wildlife like hedgehogs, owls, and bats. Upstairs, you’ll find two modern bathrooms each with a large walk-in rain shower, toilet, sink. Our larger upstairs bathroom also has a very special Witt & Berg Nickle bath. The master bedroom, located upstairs has a king-size bed, wooden shutters, a double wardrobe, and side tables. The second bedroom upstairs also features a king-size bed, wooden shutters on both windows, a quad wardrobe, and bathrobes for guest use. The children’s bedroom is thoughtfully designed with special lighting, including a star light projector and calming ambient lighting around the bunk beds, creating a relaxing and fun space. The bunk bed consists of two standard single beds suitable for adults, along with a single top bunk for children. We also have a nursing chair and foot stool. For safety reasons, adults are not permitted to use the top bunk. Outside you’ll find a spacious rear garden with a metal table and four chairs, four sun loungers, two large outdoor sofas, a nature pond with a waterfall, beautiful sun-trap areas, and a wood-fired hot tub for four people. There’s also a lovely patio area around the pond. For families, the garden includes a dedicated play area with a basket swing, children’s swing, toddler slide and pedal tractor, making it a great space for both relaxation and play. Standard check-in is at 4 PM and check-out is at 10 AM, but we are happy to accommodate early check-ins or late check-outs for a small fee, with prior arrangement. Please note that smoking or vaping is only permitted outside. We welcome well behaved dogs in the cottage, up to a maximum of 2. We truly hope you enjoy your stay in our special cottage. It’s a place filled with warmth and charm, designed to make you feel right at home. Guest access As our guest, you’re welcome to enjoy the entire cottage and parking area, along with the amazing wood-burning hot tub. The cottage boasts a large, private garden with a peaceful waterfall and pond, creating a wonderfully tranquil setting to relax and unwind. For families, there’s also a dedicated play area featuring a basket swing, children’s swing, toddler slide, pedal tractor and a selection of outdoor games, ensuring little ones are just as entertained. Other things to note Please note that our stairs are open with no handrail. We have a baby gate at the bottom and top of the stairs. We kindly ask guests to take extra care when using the stairs, especially when carrying belongings, for your safety. The cottage offers self-catering accommodation with a large driveway that can accommodate at least 3 cars or 2 long-wheelbase vans.
