Self Contained Annexe in a Semi Rural Area

Modern two storey annexe, although attached to our home it is separated off and has its own entrance with far reaching views of Barnsley. There are 2 bi-fold doors overlooking a secure garden with composite decking and outside seating area. The annexe is in a peaceful and well sought after area on the border of Barnsley/Pontefract and Wakefield. Sleeps up to 3 people, ideally suited for single person, couples, small family, for people working away from home, or just visiting the area. The space There is a large modern open plan living room, tastefully decorated, comfy sofa and large screen tv. There are 2 panoramic bi-fold doors overlooking a secure garden with composite decking and outside seating area. There is a fully equipped kitchen area, fridge freezer, oven, microwave and hob (laundry service is available for a small fee per load wash & dry). Dining table, large sofa and tv in the living area. There is a single ikea bed downstairs in the living area for the use of a 3rd person, or if a 2nd person does not want to share the king size bed that is in a separate double bedroom on the first floor. The bedroom has a king size bed, large screen TV, wardrobe, drawers and dressing area. Travel cot can be provided upon request, but we do not have a safety gate on the stairs due to width so may not be suitable for children too young to negotiate stairs yet. There is a shower room on the ground floor, with further clothes storage, power shower, sink and toilet. There is cctv on the outside of the home, so there is secure on site parking for 1 vehicle, with further parking for additional vehicles allowed on street. Cautionary Advice - The annexe has its own private access from the side of the house going down several steps so please check photos before booking as it’s not suitable for wheelchair users, or anyone unsteady on their feet. Hot tub use dependant on availability, hours of use 10am - 10pm @ an additional cost of £15 per day paid in advance, (desired temp can be set dependent on weather after hot tub booking is confirmed). We do not include the charge on your initial booking to keep costs down for people not wishing to use it. Additional towels provided. This home is in a well sought after area, we ask that you respect the neighbours after 8pm in terms of noise if using the garden. Smoking or vaping outside the property only, dispose of any litter upon check out. Drug use, rowdy or anti social or aggressive behaviour will not be tolerated and could lead to your booking being terminated with immediate effect. Early check in, or late check out subject to availability on the said day. For stays over 5 days there is a general clean, bedding and towel change and restock of amenities on once a week basis. Guest access The annexe is separated from the main house by an adjoining opaque sliding glass door that will be locked at all times. Owner would only access the annexe in case of an emergency. Owner is able to do laundry at a minimal fee of £5 per wash/dry. Other things to note The back garden is fenced off. Please take note that access to the entrance to this annexe is only suitable to able bodied people due to steps situation. Third party company bookings - please message the owner in advance as this on may incur an additional deposit to cover and damage if the person booking is not staying at the property.
