Our guest suite has all the amenities for a comfortable stay. The bedroom is cozy with a full bathroom and kitchen. It is suitable for a single person or active couple who want to enjoy Historic Fredericksburg, walking trails and the night life all right outside the door. Also ideal for single person on work trip. The patio with table and chairs acts as an extra living space in spring, summer and fall however without the extra space in the wintertime the apartment is too small for two people. Our efficiency aptartament has a small bedroom with a smart TV. A separate small kitchen for self catering, full bath and is perfect for one or two guests. Due to the room size the bed is a full size (double bed) fold out murphy bed with a weight limit of 400lbs. for two people. The bed has a memory foam topper that can be removed if the bed is too soft. The outside patio and garden act as a living space during the spring, summer and fall with a table and chairs for eating and relaxation with our waterfall and tropical garden. We sometimes come into the patio to tend the garden. However in the winter months as the apartment has no living room be aware that the space is compact. The apartment is located at the back of our home with it's own independent entrance. Although small and compact in size it has everything for a comfortable stay. However not suitable for people with physical disabilities or back issues as there are steps to enter and one small step inside the apartment and the size of the bedroom has limitations (see photos.) as the bed is against the wall on one side. Access to your own private entrance to come and go, kitchen to prepare food, washing machine and dryer. Small patio and garden. We live at the front of the property, with an adjoining door from our kitchen, and are available anytime for questions or help. There is no thermostat in the apartment but A/C window units are available and central heat temperature by request and also extra heaters provided. Our apartment is conveniently located in the historically rich area of Fredericksburg which is one of the oldest cities in the United States and has an abundance of both Colonial and Civil War history. Our apartment is located within walking distance from Colonial living history sites and as well as the Civil War Battlefields. There are walking and biking paths throughout the whole Downtown area right outside our home to the river and other historical sites such as Mary Washington's home. Also we are a short walk away from the campus of UMW, restaurants, museums, art gallerias, parks, historical sites and cultural centers. The downtown area is full of music venues close by and If you like wineries, distilleries, or breweries, or theaters they are a short drive away. Walking and bike paths right outside plus a good local bus service. Train station two blocks away with trains to D.C. only an hour away. Fredericksburg is between Washington DC and Richmond, VA. There is so much to do in the area! -Taking a horse and carriage tour or the tourist bus to see the sights. -Tubing on the River -Ride the Historic Paddleboat - Picnics in the Parks -The Bug Box -YMCA Water park -Kings Dominion -Local wineries -National Marine Corp Museum -Civil War Battlefields -Distilleries -Colonial historical sites and landmarks throughout the area. - The Rappahanock dock for fishing. The Rappahanock river is full of wildlife to include bald eagles, great blue herons, ospreys, geese, ducks and other wild birds and animals. - Day trips to Richmond and D.C. Independent entry to the efficiency apartment. Kitchen for preparing food, washing machine and dryer in the apartment. TV and WiFi. We live in the front of the property and are available for questions or any help needed. We are connected to the apt. through a door from our kitchen. We are both bilingual English and Spanish. We live in the Historic downtown area of picturesque Fredericksburg. Right outside there are walking and bike paths and bus stops. We are very close to the train station to DC and the beautiful Rappahanock river. History is everywhere and this is a very friendly town. There is public transit from Lafayette Blvd. to all over Fredericksburg and also the train to DC. I love to garden and travel and my husband is a professional musician. We are both teachers. We have traveled extensively and enjoy meeting new people. Access to back patio and garden. Available 24hrs. as we live on the property at the front. The apartment is situated in the Center of Historical Downtown Fredericksburg. Public transportation by bus to all parts of Fredericksburg on our street. Train service to Washington DC and Northern Va, South to Richmond. Train station for VRE and Amtrak is two blocks from the apartment. Walking trails right outside to all around Fredericksburg.
