Location The nearby village of Lyng is a five-minute walk, and home to The Fox, a popular pub which serves hearty seasonal dishes using local produce, especially fresh seafood and Sunday roasts. Lyng has a village shop and post office. The historic market towns of Reepham and Dereham are nearby. Sparham Pools Norfolk Wildlife Trust nature reserve is a short walk away. The property is exceptionally well placed for exploring Norfolk. The elegant Georgian town of Holt is around 20 miles away, with independent boutiques, galleries, cafés and excellent food shops. The North Norfolk coast is readily accessible; Wells-next-the-Sea is approximately 23 miles away, with its bustling town and harbour, and magnificent sandy beach backed by pinewoods and beach huts. Burnham Market is around 24 miles away, with handsome buildings, acclaimed restaurants and unique shops. The Norfolk Broads are 20 minutes away, rivers, lakes, reedbeds and marshland - great for boating, paddleboarding, walking, cycling and wildlife watching. Norwich is close at hand, with its historic lanes, cathedral, theatres and mainline railway station. Norwich Airport is 11 miles from the door - so convenient for a house that feels, in every other respect, wonderfully remote. Refundable Security Deposit A refundable security deposit of £1,000 must be paid before check-in, in accordance with payment arrangements agreed at the time of booking. This deposit is held as security against damage to the property or its contents, missing items, or other costs properly attributable to the guest arising from a breach of the house rules or the terms of the stay. Following check-out and inspection of the property, the security deposit will be refunded within 48 hours of check-out, provided no damage, loss or other chargeable issue is identified. If any deduction is considered necessary, the guest will be notified of the reason and the amount claimed. Any undisputed balance of the security deposit will be returned promptly. The security deposit does not limit the guest’s responsibility for damage, loss or other sums properly due where these exceed £1,000. As our property has a traditional thatched roof, we must take extra care to keep everyone safe. BBQs, fireworks, open fires, candles and smoking are not permitted anywhere on the property.
