Highleases Farm is a stunning house, sleeping 24 guests, beautifully decorated and set on the edge of the Yorkshire Dales above the historic market town of Richmond, with spectacular views and surrounded by open countryside. The property is also within walking distance of Richmond with all it’s amenities. Sleeping up to 24 people, there are 9 bedrooms with 8 in the main house split over 3 floors, and a ground-floor annexe across the courtyard provides accommodation for four further guests. The space Newly renovated with large open plan living areas with floor to ceiling windows, allowing light to flood in, and sliding glass doors opening out onto the surrounding terrace. The large contemporary space has wooden and stone floors throughout, underfloor heating and a spectacular spiral staircase in centre of the house leading up to bedrooms on the first and second floors. The sleek open plan kitchen/living area with silestone worktops and island, two electric ovens, induction hob, microwave, fridge with a cooling drawer, freezer, 2 dishwashers, coffee machine and large oak dining room table. Large comfy sofas to relax in, smart tv, piano and floor to ceiling windows the length of two walls make it a wonderful entertaining area. A glass door leads out from the kitchen onto the terrace with charcoal bbq and outdoor seating and table. The large Sitting room is in the centre of the house with grand piano and floor to ceiling windows with sliding doors along one wall leading out onto the surrounding terrace with outdoor seating and stunning views over the Yorkshire Dales. There are 8 bedrooms in the main house and a ground floor annex across the courtyard providing accommodation for 4 guests. Hot Tub hire is available at £220.00, please let us know once booked if you would like to have access to the hot tub. If you would like the hot tub this must be booked a week before your stay and we cannot give access to the hot tub if within a week before your stay. If you would like use of the hot tub we will request payment after guests have booked. Thank you. OUTSIDE: The house is surrounded by decking with lots of outdoor space and a large lawned area below the house. Guest access Guests can access everywhere. The house is surrounded by decking with lots of outdoor space and lawned garden below. Bedroom 2 is only accessed via Bedroom 3, and they share a bathroom accessed only via Bedroom 3. Other things to note Hot Tub hire is available at £220.00, please let us know once booked if you would like to have access to the hot tub. Please note payment will be requested after a booking has taken place. 2 dogs allowed at an extra charge of £40 per dog, please let us know if you are brining a dog. If you wish to host a small lunch/dinner, or have additional guests during your stay this must be pre approved and only approved caterers allowed. If you wish to book any external entertainment suppliers, these must be pre approved in writing. Please provide your own coffee pods and BBQ charcoal. Bedroom 2 is only accessed via Bedroom 3, and they share a bathroom accessed only via Bedroom 3. Bed formations - rooms 2, 5 and 9 can be twins or super kings. Please request upon booking.
