Cozy 43 sqm apartment with terrace, suitable for disabled people and perfect for 2 guests, located on the 2nd floor of "Gabbiano" condominium. The property is located in a very quiet area, facing the pine forest with direct access to the beach, and has free (NOT guaranteed) parking spaces (also for disabled people) and a shared garden with barbecue. The apartment features a living area with a kitchenette, a bedroom, a bathroom and a terrace. The space The inside is organized as follows: - LIVING AREA with kitchenette (gas hob, electric oven, microwave, refrigerator, moka, washing machine, kettle, wine glasses and kitchenware), dining table, sofa, TV and access to the terrace; - BEDROOM with double bed, wardrobe and access to the terrace; - BATHROOM EQUIPPED FOR THE DISABLED with shower, hairdryer, sink and toilet. - TERRACE with outdoor furniture; - SHARED GARDEN with barbecue and chairs (it is possible to leave your bikes in an area of the garden). FURTHER SERVICES AVAILABLE TO GUESTS: two ceiling fans (one in the living area and one in the bedroom), iron and ironing board, drying rack, insect screens and soundproof windows. PLEASE NOTE: The apartment is equipped to accommodate disabled guests. There are no steps inside the accommodation; there is a stairlift and an access ramp to the entrance door; in the bathroom there is a wheelchair accessible shower with chair, a lower sink and a toilet with grab rails. Please, pay attention to the width of the entrance of the ELEVATOR: 72 cm. The structure has free parking spaces, also for disabled guests. We accept pets, upon request, for an additional fee of 40 euros. Guest access The apartment is for the exclusive use of the Guests. Other things to note To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Comacchio. We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy. Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings Winter: the weighted average of the air temperatures must not exceed 20°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
