Set within our family home's garden with a shared entrance, it's a peaceful base close to Gosforth, the A1 & Newcastle The space THE STUDIO: Our self-contained garden studio has been thoughtfully designed to provide a comfortable, stylish and relaxing stay. With high ceilings, skylights and an open-plan layout, the space feels bright, airy and surprisingly spacious. The studio features a comfortable living area with a smart TV, high-speed Wi-Fi and a breakfast/ dinning bar that's ideal for meals or working remotely. At night, the clever fold-away double bed transforms the room into a cosy sleeping space with quality bedding for a restful night's sleep. The well-equipped kitchen includes an induction hob, microwave, fridge, freezer, kettle, toaster, cookware, crockery and everything you need to prepare breakfast or meals. We also provide a complimentary refreshment station with a Nespresso coffee machine and pods, a selection of teas, milk, sugar and biscuits to help you settle in. The modern en-suite bathroom includes a spacious walk-in rainfall shower, fresh towels, toiletries and a heated towel rail. Outside, guests can enjoy the peaceful shared garden surroundings and have access to a seating area, perfect for a morning coffee or relaxing after a day exploring Newcastle. The studio is located within the fully fenced garden of our family home and has its own private accommodation. Please note that the entrance to the property is shared with our family, creating a friendly, welcoming and family-oriented environment while still allowing guests to enjoy their privacy. TRANSPORT: Whether you're visiting Newcastle for business, sightseeing or to see friends and family, our studio offers a peaceful base with excellent transport links, free on-street parking, nearby bus routes, Fawdon Metro Station within walking distance, and easy access to Gosforth, Kingston Park, the A1 and Newcastle city centre. There is free on-street parking is available directly outside the property, making it easy to arrive by car and explore the local area. The studio is ideally located with excellent transport links, offering easy access to the A1 for journeys north and south. Newcastle International Airport is just a short drive away, making the studio a convenient choice for both business and leisure travellers. Public transport is also close by, with several bus stops within a few minutes' walk and Fawdon Metro Station around a 20-minute walk away, providing direct links to Newcastle city centre, the airport, the coast and beyond. AMENITIES: You'll also be close to a range of everyday amenities, including a Tesco Express, petrol station, takeaway restaurants, restaurants, and convenience stores. Kingston Park Retail Park is just a short drive away, while Gosforth High Street—known for its independent cafés, restaurants, pubs and shops—is around a 20-minute walk from the studio. Guest access Guests have exclusive access to the entire self-contained studio, including the lounge/sleeping area, kitchen and private en-suite bathroom. You can also enjoy the shared outdoor seating area in the garden. The entrance to the property is shared with our family home, but the studio itself is completely private, allowing you to relax and enjoy your stay independently. Other things to note The studio is located within the house and garden of our family home and is accessed via a shared entrance. While the studio is completely private, you may see us coming and going during your stay. We are a family home in a nice and peaceful residential area. We kindly ask guests to respect the peaceful surroundings , particularly in the evenings. No parties please. Free on-street parking is available directly outside the property. For a small extra fee of £5 per day guest can reserve the private driveway. Complimentary Nespresso coffee, tea, milk, sugar and biscuits are provided to help you settle in. Please note that the studio is non-smoking, and we kindly ask that smoking or vaping takes place outside only. We do not charge a cleaning fee—we simply ask that guests leave the studio in a tidy and respectful condition. Fresh towels, bath mats and quality bed linen are provided for every stay. For longer stays over 4 days we're happy to offer a complimentary mid-stay refresh, including fresh bed linen, towels, bath mats and a light clean, arranged at a mutually convenient time.
