Every room has a real door, plus proper beds with slatted frames and quality mattresses. Enjoy quiet evenings in the living room while the kids sleep upstairs. Fenced garden for children and dogs. Lake and forest within walking distance. 3 bikes in the shed. Berry picking, swimming, cycling – the real Sweden. Families and dogs welcome. The space THE HOUSE Wooden house with approx. 100 sqm of living space on two floors, for up to 7 guests. Ground floor: living room with dining area, kitchen, 1 bedroom with double bed, bathroom with shower. Upper floor: 2 bedrooms, retro lounge, separate WC, balcony. Basement: laundry room (accessible to guests). Fenced garden with terrace. SLEEPING – 7 SLEEPING PLACES, 3 BEDROOMS Bedroom 1 (ground floor): double bed 160×200, direct access to the terrace. Bedroom 2 (upper floor): double bed 160×200 + single bed 90×200. Bedroom 3, the "Moomin Room" (upper floor): daybed, extendable into a 160×200 double bed on request (real slatted bases, real mattresses); plus a desk / folding play table. All rooms have proper doors, all beds have real mattresses and slatted bases! In every bedroom: a reading lamp with a wireless charging pad for your phone (charging cables for other connectors are provided). BATHROOM & WC Bathroom with shower and WC on the ground floor. Please note: the socket there is a 110 V shaver socket – for hairdrying, use the large mirror in the ground-floor hallway or the vanity table upstairs. Separate WC on the upper floor with vanity table, power socket and a hairdryer ready to use. KITCHEN & LAUNDRY Fully equipped kitchen: dishwasher, oven, fridge/freezer, electrical appliances. Laundry room in the basement: washing machine, tumble dryer, ironing station, clotheslines and drying rack. HEATING & COOLING Central heating, air-to-air heat pump, pellet stove (pellets provided by us, billed by consumption). In summer: air conditioning via the air-to-air heat pump. OUTDOORS Terrace (south-west facing, sun from approx. 11 a.m. until late evening): 7 seats, 2 parasols. Balcony on the upper floor (morning sun) with a bistro set for 2. Covered veranda bench at the entrance. Garden (approx. 1,500 sqm) completely fenced: 160 cm wildlife fence, gates 150 cm high. Please keep the garden gates closed – wild animals can get very curious. FOR FAMILIES Travel cot with a proper folding mattress (120×60), waterproof protector and fitted sheet – please bring your baby's usual sleeping bag. Also available: high chair with harness and tray, baby bathtub, potty, toilet seat reducer, step stool. A safety gate is mounted at the top of the stairs. Good to know: the staircase to the upper floor is an open wooden staircase (see photos) – crawling children must therefore always be supervised in the ground-floor hallway. Since all rooms have their own doors, any room can be turned into a play zone in no time. FOR DOGS Fenced garden (please keep an eye on escape artists and smaller dogs). Dog towels in all sizes and dog blankets for the sofa. GAMES A sideboard by the dining table full of board games, puzzles and quizzes (German, Swedish, language-free; mostly from about age 6). Atari console in the retro lounge upstairs. Badminton net for the garden. CYCLING Sydostleden 200 m away, Banvallsleden and Åsnen runt right by the house. 3 bikes to borrow: 2 adult bikes, 1 youth bike (24 inch, from about age 8–9). Please note: the 4th bike (ladies' bike) is expected to be under repair until early September. PARKING 2 parking spaces at the end of the property (gravel path, outside the fence), additional free parking on the street. Lit footpath to the house, switches at the parking area and at the house. LOCATION & DISTANCES The small lake by the church (Kallsjön) 500 m, Åsnen lakeshore with cycle/foot path 750 m. Swimming: quiet swimming spot used by the locals 2 km, swimming area at Urshult campsite 2.9 km. Urshult: supermarket, bakery with factory outlet. Tingsryd (shopping, restaurants, Systembolaget) approx. 15 min. Detailed tips in our guest folder. Guest access The entire house is yours – as well as the fully fenced garden and the shed with 4 bikes. Parking is on the private parking area at the far end of the property. Two small exceptions: In the basement, a private storage room and the storage space under the stairs are locked – the latter holds the pellets for the living room stove, among other things. Fancy some cosy evenings by the fire? Just let us know (ideally before arrival) and we'll put out 1–2 bags for you. Billing is simple and based on what you actually use – nothing more. And should you run low mid-stay, more pellets are quickly arranged. Other things to note We're right in the middle of the countryside, and at the same time only about 200 m as the crow flies from the Ryd–Urshult country road – you'll hear it occasionally, a little more in winter (no leaves) than in summer. In return, you get everywhere quickly, and despite the forest setting, nobody ever gets snowed in here. Bed linen and towels are included: 1 set of bed linen per stay, plus 1 bath towel and 2 hand towels per person.
