Unique place for Family + friends! - max 10 people Want to rent the entire B&B with its 3 rooms? All rooms and facilities without external guests? We live in the front house and have our own entrance, so you will hardly see us. Swimming pool/Pool house open from April 9 to October 8, 2025: 10 a.m. to 6:30 p.m. Swimming pool opening hours are non-negotiable (!) Optional facilities (extra fees): Spacious Jacuzzi and/or spacious Finnish sauna No music at the pool! And after 10 p.m. quiet outside The space Our monumental building covers a large living area , which we have split into our house and the B&B. The B&B and the house have their own entrance . With this, you actually book the 3 very spacious B&B rooms (without breakfast) including the exclusive use of the facilities, after all, there are no other external guests. Each room has its own sanitary facilities. Maximum of 10 people are allowed. Once inside and with the fence closed, the children can safely walk around, play, cycle, skeleton etc while the adults outside enjoy the sunbeds, hammocks, lounge set, terrace. Or maybe just nice inside the living space for the guests with their own wood stove, dowel, games room, swing, pool table, seating areas, or the private open large kitchen, American fridge, washing machine, dishwasher, microwave and oven. The garden that guests can use covers about 1000 m2 and has various fruit trees (apples, pears, plums, cherries) which can of course be consumed if you stay with us. Also there is a large playground, trampoline, terrace, hammock etc. In the garden, you have several places where you can BBQ (free use of the BBQs), but BBQing is not allowed at the pool area. There is a nice BBQ corner with 2 BBQs. We give our guests all the peace and freedom in the garden. The owners+kids also have an enclosed piece of private garden where the dog is, BUT can also be present at the playground, chickens, fruit orchard. --> Important for some groups: So there is no total privacy because you can see us when we grab bikes, feed animals or take something out of the barn! The heated pool: 2026: Swimming pool is open and heated from April 3rd to October 4th Pool guest hours are 10am to 6:30 pm! --> There is no deviation from the pool hours for guests. When booking the property, accept these opening hours for your party!!! Also, music is not allowed in any way in the pool! The pool will be closed from October 5, 2026, through April 8, 2027. During this period, you can still book the jacuzzi and/or sauna (extra costs). The opening days of the pool house /jacuzzi / sauna are then from 10 a.m. to 9 p.m. --> We also don't deviate from this! Jacuzzi tub: Jacuzzi is optional to book: €75 1st day, €40 every additional connected day). (weekend from Friday to Sunday =115€ and Friday to Monday €155). For longer use than 3 days there will be €25 per day or we make a special price in long term. -->Important: If you book the jacuzzi or sauna, it has the same opening hours as above! High season from 10 am to 6:30 pm and low season from 10 am to 9 pm. No exceptions!! Don't forget: If you want to book the jacuzzi, we would like to hear from you no later than 1 week before arrival. (last minute excepted). Sauna: The spacious +/- 6-seat sauna can be booked. It is located outside at the pool house and where the jacuzzi is located. The first hour of warming up is at our expense (1x per day). Each consecutive half hour longer is a €10 fee. The sauna has the same opening hours of the pool house/swimming pool (10-21 hours Oct to March, and 10-1830 April to Sept). Please note: When booking the jacuzzi / sauna, you accept the conditions and opening hours. The Area: The surroundings are very quiet, yet in the middle of the village of Dreumel where you have the Jumbo supermarket, snack bar, pizzeria, restaurant, the Kruidvat, Bakery and more only 150 m! Guest access Guests can access the back house. The 3 bedrooms with 3 bathrooms and huge living room/living space. In addition, you have access to a full garden and terraces on the entrance side (The fruit garden, playground, chickens, terrace). The owners and children can also use this, but on the other side also have a piece of garden which is not for the guests, where the dog stays and a chores shed for their son. But for example, we feed the animals every day, and our kids use the bikes that are on "your" side. Other things to note Your party: The number and type of company It is important that we know the exact number of guests that will use our location. We must be aware of this when booking and agree to this. That is not always self-evident when renting a place to stay, but for us this is of great importance because we have a permit with a maximum number of guests. Do you have any guests who only come by during the day? For example, a grandmother, grandpa, or an aunt? Please indicate this in advance (before booking). Unfortunately, this is not allowed. We'll take a look at it per situation. So we also say no more often. Groups/groups of friends under the age of 30 are not always welcome for predictable reasons. We don't want any nuisance, drugs, loud music indoors/outdoors. However, we certainly make exceptions for the right groups after we ask some questions. Message us if you have any doubts. We ask in advance how many households/people there are, and what kind of company. If this turns out to be really different upon arrival, we can refuse you access, without a refund. The pool and jacuzzi and sauna: The opening hours for guests of the swimming pool and (if extra booked) the jacuzzi and sauna are in the listing. This will not be deviated from. Before and after these opening hours, we (our family and possibly friends) will still use these facilities. You accept this policy when booking the accommodation (!!) The swimming pool is heated with a heat pump and therefore always depends on the outside temperature. In case of long-term bad weather, it can be a little cooler than we want (especially beginning/end of season) Music or singing: inside or outside Outside: Pool music is not allowed in its entirety!!! Music in the larger garden is possible, but only as background music. From 10pm the music must go all the way out. We strictly enforce this. Children who play and have fun are of course very welcome. However, in some groups, the adults like to sing or scream loudly to express the enjoyment of their vacation days. Unfortunately, this will cause a nuisance and we cannot allow it. We also ask parents to address the screams of their children if there is really disproportionate shouting. We have 3 young kids ourselves, so we definitely want them to have fun, but sometimes some supervision if extreme, is desired, Inside: The property is well enough insulated (as long as doors and windows are closed) to keep sound from any normal form of get-together and cozy music and converse, away from the area. However, if you really want to play the music at a loud cafe level, we are not the right place because this will cause a nuisance. So in terms of noise, it is actually simple: We really have to stop the excesses in terms of noise and act strictly against this. Everything else is no problem at all. Total privacy? We (our family or friends of the kids) therefore also walk in the driveway to the barn, to the animals (feeding) and to our bikes. The garden / driveway outside is therefore not completely private. We specifically mention this due to, for example, the removal of headcloths (!!!) or when you have these expectations. So you can possibly see us and vice versa when you are in the garden Booking conditions (special) weekends and summer holidays: In principle, we only rent out weekends including both Friday and Saturday. Special weekends are only booked as a whole.: Easter (minimum Friday to Monday); Ascension (minimum Thursday to Sunday), Pentecost (minimum Friday to Monday) In the summer, the booking period is at least 7 days, unless it's a good fit to do this shorter. You will see in the calendar which shorter periods are available (the space between 2 existing bookings) Kermis 1st weekend of August: The 1st weekend of August there is always a fair in the village. from Saturday to Tuesday. We are relatively close and so you will hear noise from this, especially in the evening. Not a nuisance for some, for others important to know. Earlier check-in / later check-out? It is possible to book an earlier check in or a later checkout at times. Later check-out is at 1pm instead of 11am Earlier check in is at 1pm instead of 11am Both options cost €65 per possibility.
