Grade II Listed Farmhouse, Pool, Hot Tub!

A wonderful countryside retreat perfect for a family holiday, short break weekend with friends, horse lovers and to host the most memorable celebrations. Surrounded by nature, animals and many places nearby to explore. The farmhouse features include outdoor pool, outdoor hot tub, a wonderful lake view, games room, access through booking for the horse cross country course (only in the summer). Inside the farmhouse, it’s cosy and warm, great for a Netflix session, fireplace and wine. The space The farm is located 21 miles from the city of London, 10 minutes driving from Epping station (Central Line). It’s a great escape from the city, by tube, guests will take only 45 minutes from Central London to the farm, where you will find peace, nature, animals and lots of nearby attractions to explore. At the farm, you can relax and enjoy our facilities at your own privacy and enjoyment. The farmhouse is in a horse cross country course, if you are a horse lover, you can bring your own horse and book a session to ride on the course, the season starts in May and goes till September, text for more details. The farmhouse is the perfect scenery for families with kids experiencing the farm and activities out, couples in love, short breaks with friends, horse lovers and to host small celebrations. Exterior: Pool area, outdoor pool (the heating system only breaks the ice, meaning that the water still cold most of the times and we can’t guarantee it will be warm at some point), outdoor hot tub (very hot 40 degrees) Interior: Sleeping Arrangements: Master En-suite Bedroom 1 (England En-suite): A spacious en-suite bedroom with its own full bathroom (toilet, sink, shower) for its private use; king-size bed, chair, curtains, windows facing the garden and lake, a beautiful view to wake up with. Bedroom 2 (Black): It features a king-size bed, 2 nightstands, dressing table and stool, 4 drawer chest, curtains. Bedroom 3 (White and Pink): It features a double size bed, nightstands, 3 drawer chest, curtains. Bedrooms 2 and 3 will share the family bathroom between them. Bedroom 4 (Playroom En--suite): En-suite bedroom with its own full bathroom (toilet, sink, shower) for its private use, double bed, curtains, windows facing the stables. The living room can accommodate two guests on the sofa bed (King size sofa bed). The playroom has games such as table tennis, air hockey table, playing cards, bingo, domino... for adults and kids' interaction. Infants are welcome, but unfortunately, the farm does not have amenity facilities for infants, such as cribs… Please note that: this property is a farmhouse garden 2 listing with over 500 years, please expect original features and some signs of age, even though we try to keep it well maintained it’s not a modern nearly refurbished house. We also have animals in the farm, horses who we keep in the paddock and by nature have their habits, we try to keep the environment as clean as possible but remember this is still a farm. Thank you 🙏 Guest access All areas within the farmhouse. To access the cross country course, only through booking a session or by having permission, as we need to indicate the best time to walk around. Other things to note We will need access to the paddock and stables, which is located in front and back of the house. Hot tub temperature max 40 degree, it is very stable and does not get cold quickly. Pool heating system only breaks the ice, due to pool size and England weather consider water to be cold. We provide one bath towel for each guest, please feel free to bring extra towels to use after the pool. We have 3 indoor fireplaces for your use, however, we do not provide the logs. We have a BBQ facility which is charcoal, however we do not provide the charcoal. The flamingos showing in the pictures are not provided, however if you request some inflatables upon booking, we can arrange it for you, the inflatables provided by us will be new and if it gets damaged in any way, we will be charging £30 per each damaged pool inflatable. Prior to your arrival a damage security protection deposit will be required (£1200), damage deposit's are only held on your card and if no damage is found after your check-out, the damage deposit will be released within 7 days of your check-out in full, without any deductions, however if we need to capture part of your damage deposit to cover any damage caused and process the refund for the remaining balance, it will be refunded the balance less merchant processing fees which varies from 1.4% plus £0.20p to 2.5% plus £0.20p of the captured amount. We will request the main guest ID, if the main guest is not the one authorising the damage deposit we will also request the ID for the guest who authorised it and the ID's for the guests collecting the keys at the check in time. Without physically showing all ID’s, the key will not be released. If any damage is found, lost key, stains on furniture, carpet are caused, it will be deducted from the deposit. Upon check-in time we will tour the guests around, show every room and explain how the house amenities works, releasing the keys if the guests do not raise any concern, the main guest reserving the property agrees that the property and all amenities, hot tub, furniture described in the listing are perfectly fit for their stay. Strictly no events or parties. (Exception for Hen, Stag and birthdays celebrated within the max occupancy of 10 guests). We have a smart TV with Netflix and many other apps.
