Overlooking from the balcony lush green park lands, this property offer plenty of free on street parking and is conveniently situated within a 5 minute walk from local shops, takeaways, butcher, chemist and other amenities. Enjoy a modern spacious open plan living area to unwind at the end of the day with fast Wifi and Netflix included (individual guest log in required). The fully fitted kitchen comprises of an integral oven, grill & electric hob, a washing machine and an undercounter fridge. Guests can also make use of a microwave, kettle & toaster as well as other necessary items such as cooking utensils & pans, plates, bowls, mugs and cutlery. Complimentary basics also provided such as tea, coffee, and sugar. The bathroom offers a toilet, a wash hand basin and corner shower. Shower gel and shampoo is provided. Bedrooms The first bedroom offers 2 single beds or 1 king size bed. Please state your preference when you book. The room is fully furnished with bedside tables, a wardrobe, a study/work desk. The second furnished bedroom offers a single bed. Both rooms will be provided with fresh new linen and a full set of towels will also be provided for each guest. There is plenty of storage space to accommodate your clothes and belongings. Sofa Bed in the lounge can also be transformed into a small single bed if required and ensure to state your preference when you book. Although it may be suited more for a child/young adult The property also benefits from having it's own balcony for guests to use and relax in especially during the hot summer days. Free Parking outside property Guest access Access is to the whole house and balcony. The wardrobes, chest of drawers, bathroom and kitchen will be clean & ready so you can truly make yourselves at home. Other things to note **Early check in/Late check out charge** If required, we may let guests check in early or check out later than our usual check in/out times. This is subject to our calendar availability and charged at £10 per hour. **Pet notice** We are a pet friendly accommodation, but we require you to state during booking if you have a pet and what type it is. We also request that you clean your pet's paws if they are dirty after a walk upon entering the house, and if you would like them to snuggle up with you on the sofa, please ensure that they are dry and use one of the blankets provided to protect the sofas. **Cleaning Charge** Guest's staying more than 7 nights will be offered optional cleaning services during their stay at an additional cost of £15 per cleaning. Each session consists of bathroom and kitchen cleaning, hoovering the property and to provide fresh towels. If guest's require a change of bed-sheets, duvet cover and pillow cases along with the cleaning an additional £10 will be charged. **Notice to all guests** Guests are not allowed to use the property address for personal correspondences i.e letters or subscriptions. If received, additional admin fees may apply for removing and returning back to sender.
