Private Waterfront Property in the Stockholm Archipelago – Dock, Boating and Space for up to 12 Guests Welcome to our private archipelago retreat on Yxlan – a unique waterfront property in the heart of the Stockholm Archipelago. Here, you have plenty of space for family and friends to gather. This is the perfect destination for larger groups, boating enthusiasts, or anyone who wants to experience the Stockholm Archipelago from a front-row seat and create lasting memories together The space The property is approximately 1–1.5 hours by car from central Stockholm, including a short car ferry crossing. For guests who prefer public transport, there are also passenger boat connections and local bus services nearby. This is the perfect place for large families, several families holidaying together, boating enthusiasts, or anyone looking to experience the Stockholm Archipelago at its very best. Start your day with a cup of coffee on the balcony in the morning sun, take a refreshing swim from the private jetty, and end the evening with dinner on the terrace as the sun slowly sets over the archipelago. For guests who would like to explore the archipelago from the water, there is also the possibility to rent: • Axopar 37 • Buster XL • Jet ski Private boat trips with a captain can also be arranged for guests wishing to explore the outer archipelago, go on a seal safari, discover remote islands, or simply enjoy an unforgettable day at sea. (Subject to availability, prior agreement and advance booking.) It may also be possible to combine your stay with additional accommodation on Värmdö, subject to availability. The House The spacious villa of approximately 190 sqm can accommodate up to 12 guests. The house has four bedrooms, three with double beds and one with bunk beds. One of the bedrooms also has a smaller adjoining room that can accommodate one additional guest with an extra bed. The downstairs living room has a sofa bed for two guests. The property has three toilets and two bathrooms with showers. There are two fully equipped kitchens – one on each floor – making the house particularly well suited to several families or generations travelling together, while still offering plenty of space and privacy. Guest access Guests have access to the entire main house and its outdoor areas. Please note that the garage/barn and the workshop are private and not accessible to guests. Other things to note The property is located on an island in the Stockholm Archipelago and can be reached by car via a car ferry. We recommend that guests plan their journey in advance, especially during the high season. Boat rental, jet ski rental, private boat excursions with a captain, and possible car rental are offered separately, subject to availability and prior arrangement. These services are not included in the accommodation booking price. A valid licence or boating certificate must be presented when renting a boat or jet ski, where required. Bed linen and towels are available to rent for SEK 250 per person, per stay. Upon arrival, each set will be prepared and placed in the respective guest room.
