Rookery Farm Cottage is set in the tranquility of the stunning Suffolk countryside just outside the historic market town of Framlingham. Only 20 minute drive to the coastal towns of Aldeburgh and Thorpeness and 15 minutes drive from the riverside town of Woodbridge. The Cottage is an ideal base to explore coast and countryside of Suffolk. Surrounded by footpaths and being directly on the National Cycle Route 1, makes Rookery Farm Cottage perfect for walkers, cyclists and beach lovers alike. The space The Cottage is in a village just outside Framlingham home to Framlingham Castle (The ‘Castle on the Hill). The beautiful two bedroom cottage, formally a farm building, has amazing uninterrupted Suffolk views overlooking the pretty farmhouse lily pad pond to the undulating farmland beyond. Guest has their own private garden with seating and BBQ for eating al fresco, enjoying the views or relaxing beneath the Suffolk big skies stargazing. The accommodation is light and airy in a fresh contemporary style. Perfect place to relax after a long walk or a day on the coast. The main bedroom has a kingsize bed with a walk-in wardrobe area, the second bedroom has twin beds. The bathroom, has a toilet, basin and bath with shower attachment. The fully equipped kitchen area has a dishwasher and washing machine ideal for guests with young families. There is a Tassimo coffee machine for guest use, so please bring your own pods as required. We have board games and garden games for guests use. Guests have use of the entire cottage with own fenced garden area and parking area. Other things to note: One well behaved dog welcome but please keep on lead until you reach your private garden as we have livestock pets. We may on request occasionally allow two small/ medium dogs but please ask before booking. Please do not allow your dog in the bedrooms and please use the throws provided on the furniture. Dogs are not to be left unattended at the property. However, Suffolk is very dog friendly. Just to note: We can not accommodate puppies. Smoking or vaping is not allowed in any part of the cottage. The cottage has one designated parking space. If you plan to bring more than one car, please let us know in advance so we can make suitable arrangements for you. We have an EV charger for electric cars, please make a request through messaging before using and this will be charged and paid locally. Cyclists please let us know if you require secure bike storage. Guest access The Cottage is with the grounds of our family home. However, it has it’s own private fenced garden and entrance. The garden has seating, a picnic bench and bbq with both a patio and grassed area for garden games. N.B: The Cottage has far reaching field views and over the owner's paddocks and large nature pond (however this is the owner's private land). If guests wish to visit the goats and chickens during their stay please do ask permission at the owner's convenience as this is their family garden. The cottage has it's own parking space. The cottage has it's own fenced garden for guest use overlooking the large nature pond. It is securely fenced. Other things to note Please note we have security cameras on front drive.
