Have fun with the family at this stylish place in the gates. Premier membership to beach clubs, a full time housekeeper who cooks two meals a day, & a 6-person golf cart to get around. This beachfront, ground floor condo is one of only 8 in HDM, so you can sit on lounge chairs on our lanai and watch surfers, or grab your board and join in. Ground floor condos have extra outdoor living space to relax and unwind. Designer touches throughout, with a concierge team to help plan your trip. The space Entire condo for guest use, 3 spacious bedrooms and one children's bunk area, with ensuite bathrooms and a half bath in the hallway. Spacious living room, outdoor patio with dining table and seating, plus an extra lanai with four lounge chairs so guests can relax. Bedroom 1: This is the Primary bedroom and it has a king size bed, built in closets, a tv, patio access and an ensuite bathroom. There are yoga mats, weights and glow in the dark bocce ball sets in the armoire in this room. Bedroom 2: This bedroom has a king sized bed and a twin over twin trundle bed. It has an ensuite bathroom with a shower and tub, walk in closet, and also has a pack and play in the closet for babies. Bedroom 3: This bedroom includes two queen sized beds, built in closets and an ensuite bathroom with a shower, toilet and vanity. Children's bunk area: This area features built in twin bunk beds, a built in closet and drawers, and a shower, sink and toilet. Note that the laundry facilities are also in this area. Guest access Note that Punta Mita recently started charging resort fees as of January 6, 2026. There are four community beach clubs, listed below. These are within the gates and only for the use of guests staying there. Effective January 6, 2026 the development has enacted a Club Punta Mita Access Fee/Resort Charge. A flat per-person fee will be charged once per rental stay, for stays of up to 30 days. ● Adults & Teenagers (13+): USD $50 + 16% VAT + 15% service charge =$66.70 USD ● Children (5–12): USD $30 + 16% VAT + 15% service charge = $40.02 USD ● Children under 5: No charge The Club Punta Mita Access Fee Includes: Subject to availability, rental guests will have access to Club Punta Mita’s amenities, including: Beach Clubs ● Pacifico Beach Club ● Kupuri Beach Club ● Surf Club ● Sufi Ocean Club ● Bahía Beach Club (when operating-this typically operates for only 2 weeks over Christmas /New Years) Amenities & Services ● Towels, loungers, daybeds, and non-reserved cabanas ● Complimentary Wi-Fi ● Pools, restrooms, showers, and changing areas ● Beach Club concierge services ● Valet Beach Club parking when required ● Golf cart charging stations at Beach Club ● Environmental programs ● Club shuttle service at Surf Club Additional Club Facilities for which additional fees apply ● Punta Mita Golf Club (green fees apply) ● Punta Mita Racquet Club (tennis, padel, and pickleball; fees apply) ● Punta Mita Ocean Sports Rentals(fees apply) ● Gym facilities (fees apply) The Pacifico Beach Club is for the use of anyone staying at a residence (not the Hotels) within the gated development of Punta Mita. It has a full restaurant/bar and 2 pools, including a separate children's pool and play structure, and it is next to the Four Seasons. This beach club has great sunsets but the surf can be rough and the beach has a lot of coral on it. The Kupuri Beach club is the largest and nicest of the beach clubs. It has a large serpentine infinity pool, restaurant, kids area, multiple points of sale for food and beverages, spa area, gift shop and a lot of lounge chairs on the beach. Kapuri has the softest sand beach in Punta Mita and is excellent for boogie boarding and playing in the ocean or on the beach. There is a beach club in front of Sufi Restaurant at Play Fortuna. It is called Sufi Ocean Club. This club features an oceanside infinity pool and a ceviche bar. There are many lounge chairs and covered Cabana style beds in the sand surrounding the pool. However, there are many rocks and boulders by the ocean here, so there is no access from the pool to the ocean. There is a pier here with a platform where you can launch a paddle board etc. and there is a floating “island” off of the pier. El Surf Club is a beach club with access to the La Lancha surf break. It is the furthest beach club from our condo, but you can still go there in the golf cart and it is within the gates of Punta Mita. This club does not have a pool, but has many lounge chairs on the beach, restrooms and a restaurant and bar. This beach club has the best surf break and is great for surfing, boogie boarding or body surfing. It's also a great beach for playing on the sand. Lastly, the St. Regis Sea Breeze Beach club. The St. Regis is not included in the Club access fee. However, they do allow non-hotel guests to use their beach club when the hotel isn't at capacity, but they have a minimum spend requirement. It was $85 per adult and $45 per child as of Dec 2025 which they will credit toward food and beverage purchases. The St. Regis can change this fee at any time. It is best to have our concierge call ahead and make a reservation for you. They deny access if the Hotel is busy or for events. If you are planning to come during a busy Holiday time or spring break it is very likely that the St Regis will be difficult to visit. The resort will charge guests this fee before check in, as you're getting your resort access cards, which is usually a few weeks before your arrival. Other things to note The resort has a VERY strict policy of no more than 8 guests staying in any condo of our size in Hacienda de Mita. They fine guests who break this rule up to $1,000 a night. Also, remodeling is allowed in HDM from June 1 to October 31. We don't get much notice before neighbors start projects (2 weeks), so we are unable to block dates during potentially inconvenient times. As a result, we have lowered our nightly rate during summer to compensate for any disruptions experienced. There were a number of remodeling projects during summer of 2022 that impacted our guests in terms of noise, but none in 2023 or 2024 and very minimal noise in 2025. These remodeling projects would never block our view, and shouldn't impact the pools or other common areas. Owners are required to follow a number of rules regarding the remodeling project, including the hours their crew is allowed to work, and taking steps to minimize noise, smells or visible construction outside their units. Please ask for more information and we'd be happy to review the rules and answer questions. This is different than emergency repairs that could happen at any time at the pools, surrounding patio hardscape or landscape, in the buildings beach clubs or resort common areas or even in neighbor units. These repairs would be for an unsafe situation and we get very little notice if emergency repairs need to take place.
