Quiet couple sharing our lovely property for long-stays with those who also appreciate a peaceful environment. No smoking, parties, gatherings, extra guests, frequent visitors, children or pets. Thank you. ............................. LENGTH OF STAY: We're often booked up 12 to 18 months in advance and strongly recommend reserving your time now. We're more likely to accept bookings that fill entire openings in the calendar. It helps if your dates are flexible to fit what's available. Your Airbnb stay will be automatically discounted 20% at the time of booking. We don't offer additional discounts because we're already low-priced for the quality of fully-furnished accommodations offered in our neighborhood. For longer stays we're open to possibly doing the first 1-2 months through Airbnb, and the remaining time off-Airbnb on a contract (with a deposit payable at time of booking) which will lower your rate. ABOUT DRIFTWOOD BUNGALOW Driftwood Bungalow is an elegant studio, well-planned so as to still feel spacious, with soaring vaulted wood ceilings and lovely light. It's very private, situated far away from our house on a large lot, on the other side of a sparkling saltwater pool – so you'll rarely see us. Two sets of big French doors open up to let in coastal breezes, and views of the lush landscaping and sparkling pool. To the rear is your own private yard with party lights and a gas BBQ. It's well-equipped with everything you need for a long stay. The queen size bed is very comfortable with a high-quality medium/firm pillowtop orthopedic mattress. Dining table and chairs, full size kitchen, dishwasher, washer and dryer, coffee table with popup desktop, high speed internet, smart TV with Netflix included, good size closet... and much more. There is almost every possible amenity you'll need – if something is missing just ask. BUSINESS TRAVELERS – Driftwood Bungalow is a great place to work from home with excellent high speed wifi. The coffee table pops up into a laptop desk, use the dining table, or work outside! *PLEASE NOTE – Driftwood Bungalow is adjacent to our other Airbnb (Brooks Cottage) – but does not share a wall. They appear connected, but are actually two separate standalone structures built at different times. The walls of each unit were professionally soundproofed during construction. They are thoughtfully landscaped with high hedges and fences providing additional privacy. Guests often tell us they aren't aware of the other unit despite it being close by. ............................. HOUSE RULES & QUIET GUESTS We live a very quiet lifestyle, and our property is very much suited to guests who desire the same. Guests tell us they love our "House Rules" – and several return every year because they know how it will be here. The peace and solitude will be desirable for some guests, and not for others – we're not offended if it's not your cup of tea :-) We retire early most evenings. We and our guests don't want parties, gatherings, or frequent extra visitors. We generally don't allow additional overnight guests – Driftwood Bungalow is for you only. But if there's a special circumstance let us know, we're happy to discuss. Our House Rules are listed at the very bottom here. Please indicate acceptance in your initial message. ............................. ABOUT US Sean is a local yacht broker at nearby Oceanside Harbor, and Katie works from home. You'll hardly see us, but we're available for whatever you need via text or phone. ............................. SMOKING Non-smoker guests only please. No smoking is permitted inside Driftwood Bungalow, or anywhere on the property. ............................. PARKING The Bungalow has one off-street parking space in front of our house. Access is down the side of our house through beautiful landscaping, past the pool, to the French door entrance. After 8pm Brooks Cottage guests might occasionally use this entrance, but the rest of the time it’s just for you. ............................. FREEWAY SOUND Like everyone in our safe, quiet neighborhood we're close to the freeway, which is a constant background hum. Upside – quick freeway access! Having lived here for decades we never notice the sound, but we like to mention it so that nobody is surprised. Once inside, the freeway is quiet. ............................. HEAT & AIR Driftwood Bungalow has a cooling wall AC unit, and gas wall heater. AC isn’t often needed in Coastal Carlsbad, except for a few hot days in July or August when it's actually cooler to leave all the doors and windows open and let in the lovely coastal breeze – but you're welcome to use AC if you prefer. Winter mornings and nights are sometimes chilly and the heater warms the place right up. ............................. SMART TV Enjoy Netflix on a new smart TV, or login to your personal streaming accounts. There is no "live cable" TV – however the TV has lots of free "live streaming" channels, very similar to live cable TV. ............................. POOL & LANDSCAPING Professionally maintained weekly. Expect some leaf blowing, and the landscapers will go into your private rear yard to take care of whatever needs doing. You’re welcome to use the saltwater solar-heated pool from 7am to 7pm every day. "Saltwater" means it's low on chemicals, much nicer than a regular pool. "Solar-heated" means the temp is always around 10 degrees above the current air temp. So the water will still be chilly in the winter if you're brave enough! The pool is for your personal use only – not for visitors or gatherings. ............................. CHILDREN We don't allow visitors under 18 on the property because 1) guests stay with us specifically to enjoy an "adults only" property and experience, and 2) for safety and liability reasons due to the unfenced swimming pool. ............................. CLEANING REQUIREMENT Two options for cleaning: 1) Pro Clean You pay our cleaner for a professional clean once every 4-6 weeks at their current rates. Currently costs $140 for around 2 hours, 2 people cleaning. Thorough good and basic clean, does not include laundry or changing sheets. 2) You Clean Fine with us – provided you agree to keep specific things properly and regularly clean, which will otherwise get too damaged and need replacing. Eg: – stainless steel finishes, shower door, tiles and grout, etc. We can show you at check-in. Included in your stay: All-natural cleaning products, laundry detergent, dishwasher powder and other supplies such as toilet paper, kitchen towels, cleaning cloths and sponges, etc. Move-out clean: Paid for via Airbnb at time of booking. No need to clean, launder, tidy, or do ANYTHING when you leave – we take care of it all. ............................. DEEP CLEAN – BEFORE ARRIVAL We leave 5-7 days between bookings to properly prepare for your stay. Everything is thoroughly cleaned and laundered, and every surface is sanitized with Hydrogen Peroxide (CDC approved natural sanitizer). ............................. CHECK-IN & CHECK-OUT Check-in between 12pm and 4pm We're flexible if your travel plans make this difficult, just let us know. Check-out before 11am Not usually flexible on this, because of when the cleaners have to start. On arrival We do a walkthrough with you. The property, where things are, inside the Bungalow, how things work. Takes 10-30 minutes, depends how much we chat. The walk-through is important – from much past experience there are things we need to explain or show you in person, and it's best done right when you arrive. It can’t be done a via text, or video call. ............................. ALLERGIES For those with allergy concerns – we only launder bedding and towels using allergy-friendly unscented detergent, and use only all-natural cleaning products. ............................. THE NEIGHBORHOOD Our home is situated in a very nice, quiet, residential Olde Carlsbad neighborhood. No Short Term Rentals are allowed in our neighborhood, making it even more peaceful. Downtown Carlsbad and the beach are a 10-15 minute walk, a 5 minute bicycle ride, or a 2 minute drive. If you bring bicycles we can show you options for place to secure them. We have a couple of old bicycles you’re welcome to use, provided you lock them up with the locks provided. You use our bicycles at your own risk. ............................. BOAT CHARTERS Sean is a USCG Licensed Captain offering charters aboard our beautiful 42ft sailboat "Serenity". It's a truly fantastic experience – sunset cruises, afternoon sails exploring for whales and dolphins, or just getting out on the blue water to cruise and enjoy the beautiful coastline. Serenity is fully equipped for comfort with two staterooms, two heads, galley and a huge comfortable cockpit, with plenty of roomy deck space to move about the boat and relax. If you’re interested in booking a sail charter we recommend booking well in advance if possible, as Sean gets booked up. Please ask for current rates. ............................. PETS & SERVICE ANIMALS Sorry we can't accommodate pets – no exceptions. If you will be bringing a Service Dog you are not required to notify us in advance, but Airbnb strongly recommends it's courteous to do so, and we agree. Per ADA rules we’re permitted to ask, and appreciate knowing – 1) Whether you require your service animal because of a disability? 2) What work or task the service animal has been trained to perform? Per ADA rules: 1) Service Animals must not be out of control, unhousebroken, left alone at the inside the unit, allowed into areas unauthorized to the guest, allowed in a public space without being harnessed, leashed, or tethered and not under the guest’s control. 2) There is no additional cleaning fee for a Service Animal. However per ADA rules SHOULD A SERVICE ANIMAL CAUSES DAMAGE, WE WILL CHARGE FOR REPAIRS the same as we would consider charging any guest in such circumstances. Please note – there is one Sago Palm on the property. This plant is highly toxic to dogs – please ask and we'll show you where it is. ............................. RUBY Our Australian Shepherd Ruby does not roam the back yard unaccompanied, so you'll rarely encounter her. On the rare occasion she sees you she'll bark, but it's just anxiety, she's a very sweet and smart dog. ............................. HOUSE RULES In your initial message please indicate you've read the House Rules and you're good with them: 1) Quiet hours – 8pm to 8am 2) No smoking inside or outside your unit – or anywhere on the property 3) No loud music – this means music that we or other guests (or neighbors) – can hear 4) No extra overnight guests – your Airbnb is for registered guests only 5) No parties or gatherings anywhere on the property 6) No children under 21 anywhere on the property for safety/liability reasons, no exceptions 7) No pets inside your unit or anywhere on the property for safety/liability reasons, no exceptions ............................. POOL RULES 1) Pool hours – 7am to 7pm 2) Pool and pool-deck for guest use only – no visitors or gatherings 3) ABSOLUTELY NO glass or ceramics around the pool – if something breaks we have to empty the pool to find it, and refilling the pool costs $900, a cost we would pass on to you 4) You use the pool at your own risk – we are not responsible for any injuries sustained when using the pool and you indemnify us for any actions resulting from any injuries ............................. MAIL & DELIVERIES Our guest units have a different street number than the main house. Sometimes we've found delivery drivers wandering about the property lost. Or they leave packages and deliveries in hedges or other bizarre places. Hence the following works well: – MAIL Send to Bungalow address – pickup in mailbox out front on street PACKAGES Send to our address – we’ll deliver ASAP to a bin by the pool GROCERIES, PIZZA, ETC Meet drivers at the front gate, let them know when ordering. ............................. Registration Details City of Carlsbad and City of San Diego do not allow STRO in our neighborhood, which we are in full compliance with by only offering long-term 30-day minimum reservations. No city license or registration is required or even possible/available for our two long-term listings.
