Open-invite events and unauthorized parties are not permitted. Guest access You'll have the house, event hall, pool, palapa cabana, yards around the house, wraparound balcony, and bank fishing along the water by the house. Do not enter: - Cow farm and pastures - Horse barn, cattle barn, arena, horse walker, training corral - Storage building and tractor shed - Boat or jet ski Stay out of the water. Bank fishing only. Do not feed, pet, or approach livestock. Other things to note CHECK-IN Event Hall access begins after 5:00 PM unless another event start or setup time has been approved. Early access is subject to availability and may have an additional charge. Please ask in advance. CHECK-OUT The Event Hall, approved event areas, and designated bathroom areas must be vacated by 11:00 AM. Late checkout without approval is $75 per 30 minutes. Remaining after 1:00 PM without approval may result in a full additional night’s charge, but does not permit an overnight stay. GUESTS AND EVENTS This listing is specifically for approved private events at the Event Hall. It does not include overnight accommodation. The house is not included for general use. However, guests may access the designated bathrooms inside the house because the property’s guest bathrooms are located there. Bedrooms, living areas, the kitchen, and other parts of the house are off-limits unless approved in writing. Before booking, provide the event type, expected attendance, event schedule, vehicle count, vendor details, and setup requirements. Only approved guests and vendors may enter the property. Open-invite events and unauthorized parties are prohibited. EVENT SETUP AND CLEANUP Decorations, catering, entertainment, rental equipment, and vendors must be approved in advance. Do not attach decorations in any way that may damage walls, floors, furniture, trees, fences, or other property features. Guests must remove all decorations, equipment, food, and event supplies before departure. Additional fees may apply for damage, overtime, excessive cleaning, unauthorized vendors, or attendance beyond the approved limit. CLEANLINESS Standard cleaning is included. Additional cleaning fees apply if the Event Hall, bathrooms, grill, pool area, yard, or other approved spaces are left excessively dirty. TRASH AND PARKING All event trash must be collected and placed in the designated containers. Trash pickup is Thursday, so do not park on the road or in front of the trash containers that day. Vehicles must remain in designated parking areas. Do not park on the road, in pastures, or in front of gates, entrances, driveways, or emergency access routes. FARM AND ANIMALS No fireworks or ATVs are allowed. Do not enter the cow farm, pastures, barns, or other restricted areas. Do not feed, pet, or approach livestock. Never open pasture gates. WATER Swimming in or entering Chocolate Bayou is prohibited. Bank fishing is permitted in approved areas only. Guests may not use or access the boat or Jet Ski. Damage to any watercraft will be charged to the booking guest. POOL Pool access is available only when included in the confirmed Event Hall reservation. The pool is closed for maintenance every Wednesday from 8:00 AM to 12:00 PM. Swim at your own risk. Adult supervision is required for all guests under 18. Do not move the skimmer, filter, or pool vacuum. Water balloons, food, drinks, glass containers, and horseplay are not permitted in or around the pool. There is no hot tub. GRILL The charcoal grill may be used only when included in the reservation. Charcoal is not provided. Clean the grill after use or an additional cleaning fee will apply. HORSE BARN The horse barn is not included. Optional riding lessons with the barn operator may be arranged in advance, subject to availability and an additional charge. NO PETS Pets are not permitted. Unauthorized pets will result in a charge of $250 per pet. NO SMOKING Smoking is prohibited inside the Event Hall, house, and all enclosed spaces. Evidence of indoor smoking will result in a $1,000 remediation charge. Smoking is permitted only in approved outdoor areas. Dispose of cigarette butts and ashes safely or an additional cleaning fee will apply. DISCLOSURES The booking guest is responsible for supervising all attendees and vendors and ensuring compliance with the property rules. The host is not responsible for accidents, injuries, or illness occurring on the property. The host is also not responsible for lost belongings or losses resulting from weather, utility interruptions, theft, or other circumstances outside the host’s control.
