Inside, this charming home features three bedrooms and one-and-a-half bathrooms, comfortably accommodating families and groups. The fully equipped kitchen, complete with a large island, serves as the heart of the home, perfect for preparing meals and sharing stories. The sleeping arrangements include a primary bedroom with a king-size bed, a second bedroom with a queen-size bed, and a shared third bedroom with a daybed and trundle. Key amenities enhance your stay, including air conditioning, heating, Wi-Fi, 3 TVs, and a laptop-friendly workspace. For your convenience, the home is equipped with a washer, dryer, dishwasher, and a fully stocked kitchen featuring a stove, oven, microwave, refrigerator, and coffee maker. Guest access Guests will have access to the home and the outdoor amenities provided for guest use, including the waterfront areas, pickleball court, hot tub, deck, dock, and other shared guest spaces. For everyone’s safety and to help us properly maintain the property, a few areas are not available for guest use. Please do not access locked cabinets, storage areas, bathroom storage cabinets, the attic, locked portions of the shed, utility or maintenance areas, septic, electrical, plumbing, mechanical spaces, the crawl space, or any area beneath the home. These spaces may contain tools, cleaning supplies, equipment, chemicals, or other items that are not safe for guest access. Children should not enter or attempt to access these areas at any time. Guests are also restricted from accessing the attic. We appreciate your help in respecting these restricted areas so the home stays safe, clean, and well maintained for every guest. Unauthorized access, tampering, or damage to restricted areas may result in additional charges or cancellation of the reservation. You may view the full terms and conditions on our website. Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection. Coverage Details: Protected: Accidental damages to furniture, fixtures, and appliances. Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000. Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded. Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility. Mail Delivery: USPS does not regularly deliver mail to the home. Guests are encouraged to obtain a PO box from the post office or use FedEx or UPS for urgent deliveries. We are not responsible for package delivery or any issues with late packages arriving after your departure. USPS does not regularly deliver mail to the home. HVAC: Our HVAC system is designed to cool the home up to 20°F below the outdoor temperature under normal operating conditions. Restricted_Areas: The HVAC system should not be accessed or manipulated in any way by guests. The temperature should only be regulated through the provided thermostats. We request that guests respect these guidelines to avoid potential damage to the system. Disclaimer: The cooling systems are designed to cool the home up to 20 degrees lower than the outside temperature. All HVAC systems have limitations, and we want to communicate that the system can only go so low. Rapid adjustments or setting the thermostat to extremely low temperatures will not cool the home faster, but can potentially harm the system and affect its efficiency. House Rules: Guests must reside more than 50 miles from the property. Must be 25 years of age to book. Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival. Quiet hours 9 pm to 8 am. No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property. No parties or events. No moving furniture or appliances. The occupancy limit is 6 people. Secure the home by locking all doors and windows anytime you leave the home. Unreturned and/or lost house keys will result in a $100.00 fee to replace it. The Guest agrees to report any issues at home to the Host immediately. NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home. Do not enter the attic. Only flush toilet paper down the toilets. Do not flush feminine hygiene products, baby wipes (including those labeled "flushable"), paper towels, tissues, diapers, cotton products, or any other items. Do not place food scraps, grease, oils, coffee grounds, eggshells, or any other food waste down the kitchen sink drain. Follow all posted water instructions. The hot tub cover must be properly secured and locked whenever the hot tub is not in use. Children may not use the hot tub without direct adult supervision. No diving, jumping, roughhousing, or horseplay in the hot tub. No glass containers in or around Pets: No pets are allowed at the property. Wildlife Disclosure: This property is located in an area where wildlife may be present, including fish, snakes, alligators, raccoons, armadillos, deer, insects, and other native animals. Wildlife activity is unpredictable. Guests should remain alert, supervise children and pets, avoid approaching or feeding animals, and take reasonable precautions while outdoors. Waterfront Property Guests assume all risks associated with using the yard, shoreline, dock, lake, and outdoor amenities. Uneven Walking Surfaces and Handrails The Cypress Cove is a waterfront property with multiple outdoor walking surfaces, including concrete walkways, stairs, decks, docks, stepping stones, decorative rock, and landscaped areas. Please use caution while walking throughout the property, as some surfaces may be uneven or slippery, particularly when wet. Please pay special attention to the following areas: Rear Patio Door: There is uneven concrete at the end of the handrail near the back patio door that may create a tripping hazard. Pickleball Court: The walkway between the pickleball court and the driveway contains uneven pavement and a change in elevation. Please watch your footing in this area. Concrete Stairs to the Deck: A handrail is provided on the left side only. There is no handrail on the right side, so please use the left-side handrail when using these stairs. Deck to Dock Stairs: A handrail is provided on the left side only. There is no handrail on the right side. Please hold the handrail while entering or leaving the dock. Side Yard Path to the Dock: Guests may also access the dock using the path along the right side of the yard. This pathway consists of stepping stones, decorative rock, and uneven terrain and does not have a handrail. Please use extra caution, watch your footing carefully, and wear appropriate footwear when using this path. Children should never be allowed in the backyard, on the deck, near the dock, or around the waterfront without direct adult supervision. By using the outdoor areas of the property, guests acknowledge that outdoor walking surfaces may contain changes in elevation, uneven footing, and areas without handrails, and agree to use reasonable care while enjoying the property. Window Blind Cords Window blind cords may present a strangulation hazard for young children. Please supervise children around all window coverings. Storage Building & Household Chemicals Guests will have access to the outdoor storage building for approved amenities. The storage building and certain cabinets beneath sinks and above the washer and dryer contain hot tub chemicals, cleaning supplies, tools, and other potentially hazardous materials. These areas are intended for adult use only. Please keep the storage building locked whenever it is not in use and never allow children inside. Security Cameras For the safety and security of our guests and property, exterior security cameras, including a Ring Doorbell, monitor the outside of the home. There are no cameras inside the home Lake, Dock & Kayak Safety The lake, dock, shoreline, kayaks, and all waterfront amenities are used entirely at each guest's own risk. There is no lifeguard on duty, and the homeowner does not supervise or monitor water activities. Natural bodies of water are inherently unpredictable and may contain submerged rocks, branches, stumps, fishing equipment, debris, aquatic vegetation, wildlife, sudden drop-offs, uneven or unstable footing, changing water depths, and other hidden hazards that cannot be seen from the surface. Children must never be in the backyard, on the dock, near the shoreline, or in or near the water without direct adult supervision. Life jackets are required while using the kayaks and are strongly recommended for anyone entering the water. No diving from the dock, shoreline, or any other structure. Do not swim alone. Return kayaks, paddles, and life jackets to their designated storage locations after each use. Use caution on all docks, stairs, and decking, as surfaces may become slippery when wet. Guests should inspect kayaks, paddles, and life jackets before use and notify the Host if any equipment appears damaged or unsafe. Do not tie boats or personal watercraft to the dock without prior approval. Do not use the dock or kayaks during severe weather, high winds, lightning, or other hazardous conditions. Guests are responsible for exercising reasonable care while using the property's outdoor and waterfront amenities. By using the dock, shoreline, kayaks, and other outdoor recreational areas, guests acknowledge that these amenities involve inherent risks and agree to use them responsibly while supervising all members of their party, especially children. Hot Tub Rules: Swim at your own risk; there is no lifeguard. No drinks, fluids, or food while in the hot tub. If drinks/fluids/food fall in, it contaminates the water. Children MUST always be accompanied by an adult in the hot tub area. Please always be vigilant with the whereabouts of your children. No alcohol, tobacco, or drugs allowed in the hot tub area. No diving, running, or other unsafe behavior. Guests must check the hot tub water level to ensure the water level is halfway up the Skimmer. If water is low, guests must call the Host. No confetti of any type is allowed in our home. This causes issues with the hot tub and could cause them to not work for your stay. No drinks in the hot tub. If drinks are spilt in the hot tub, it will cause the hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred if the water is to be changed for this issue. Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk. Lost Keys Lost or unreturned house keys will incur a $100 replacement fee. Assumption of Risk The Cypress Cove is a waterfront property that offers recreational amenities, including the lake, shoreline, dock, kayaks, hot tub, decks, stairs, fire pit, grill, and other outdoor amenities. As with any waterfront property, the use of these amenities carries inherent risks. Guests are expected to use all amenities responsibly and exercise reasonable care for their own safety and the safety of all members of their party. Adults are responsible for providing appropriate supervision of children at all times, particularly in and around the waterfront, dock, hot tub, fire pit, and other outdoor areas.
