The space Events We Welcome The ranch is suitable for approved, invitation-only events such as: Weddings and receptions Engagement parties Birthday celebrations Family reunions Graduation celebrations Baby and bridal showers Anniversary gatherings Corporate retreats Team-building events Workshops and organized group gatherings Photography and video sessions The property is not available for open-invite parties or events advertised publicly on social media. Before You Book Every event must receive advance approval. Please send the host the following information before requesting a reservation: Type of event Preferred date Estimated number of attendees Event start and end times Number of overnight guests, if applicable Estimated number of vehicles Catering and vendor requirements Music or entertainment plans Alcohol service plans, if applicable Decoration and setup requirements Requested indoor and outdoor areas The booking is not considered approved until the host confirms the event details, attendance limit, included spaces, pricing, and applicable rules through Airbnb. Guest access You'll have the house, pool, palapa cabana, yards around the house, wraparound balcony, and bank fishing along the water by the house. Do not enter: - Cow farm and pastures - Horse barn, cattle barn, arena, horse walker, training corral - Storage building and tractor shed - Boat or jet ski Stay out of the water. Bank fishing only. Do not feed, pet, or approach livestock. Other things to note CHECK-IN Check-in is after 5:00 PM. Early access for event setup is subject to availability, must be arranged in advance, and may require an additional fee. CHECK-OUT Checkout is before 11:00 AM. Event cleanup and departure must be completed by the approved time. Late checkout without approval is charged at $75 per 30 minutes. Remaining after 1:00 PM without approval may result in a full additional night’s charge, but does not authorize another overnight stay. GUESTS AND EVENTS This listing is intended for approved private events and includes access to the house because the guest bathrooms are located inside it. The house accommodates up to 16 overnight guests. Before booking, provide the event type, expected attendance, number of overnight guests, event schedule, vehicle count, and vendor details. Only registered and approved attendees may enter the property. The Event Hall is not automatically included and requires an additional fee. Please confirm whether you need the Event Hall before booking. Open-invite events, unauthorized parties, and attendance beyond the approved guest count are not permitted. EVENT SETUP AND CLEANUP All decorations, catering, entertainment, rental equipment, and vendors must be approved in advance. Guests are responsible for removing event supplies, decorations, food, and trash before departure. Do not attach decorations in a way that damages walls, furniture, trees, fences, or other property features. Additional fees may apply for damage, excessive cleaning, unauthorized vendors, overtime, or failure to return the property to its original condition. CLEANLINESS Standard cleaning is included. Additional cleaning fees apply if the house, event areas, dishes, grill, pool area, or yard are left excessively dirty. All event trash must be collected and placed in the designated containers. TRASH AND PARKING Trash pickup is Friday. Do not park on the road or block the trash containers on that day. Vehicles must remain in designated parking areas. Street parking, parking in pastures, and blocking entrances, gates, or access roads are not permitted. FARM AND ANIMALS No fireworks or ATVs are allowed. Do not enter the cow farm, pastures, barns, or other restricted areas. Do not feed, pet, or approach livestock. Never open pasture gates. WATER Swimming or entering Chocolate Bayou is prohibited. Bank fishing is permitted in approved areas only. Guests may not access the boat or Jet Ski. Any damage to watercraft will be charged to the guest. POOL The pool is closed for maintenance every Wednesday from 8:00 AM to 12:00 PM. Swim at your own risk. An adult must supervise all guests under 18. Do not move the skimmer, filter, or pool vacuum. Water balloons, food, drinks, glass containers, and horseplay are not permitted in or around the pool. GRILL A charcoal grill is available. Charcoal is not provided. The grill must be cleaned after use or an additional cleaning fee will apply. HORSE BARN The horse barn is not included in this reservation. Optional riding lessons with the barn operator may be arranged in advance and are subject to availability and additional charges. NO PETS Pets are not allowed. Unreported pets will result in a charge of $250 per pet, per night. NO SMOKING Smoking is strictly prohibited inside the house and all enclosed spaces. Evidence of indoor smoking will result in a $1,000 remediation charge. When smoking outdoors, dispose of all cigarette butts and ashes safely. Additional cleaning charges apply if smoking waste is left on the property. DISCLOSURES Guests are responsible for supervising their attendees and following all property rules. The host is not responsible for accidents, injuries, or illness occurring on the property. The host is also not responsible for lost belongings or losses resulting from weather, utility interruptions, theft, or other circumstances outside the host’s control.
