Welcome to Alvin Waterfront Ranch on Chocolate Bayou. Sleeps 16, with a private fenced and gated pool (no separate hot tub), palapa cabana, wraparound balcony, full kitchen, outdoor shower, and parking for 10+ cars. Bank fishing from the yard — clean fish at the dock sink, not in the house. Working farm next door is not for guests. This booking is the house stay. For weddings, reunions, or large gatherings, the grounds and event hall are listed separately — message us to inquire. The space Alvin Waterfront Ranch is the house, pool, cabana, and yard on Chocolate Bayou. The working cow farm, pastures, and barns are next door and are not part of the stay. SLEEPING (16 guests) - Bedroom 1: king + bunk - Bedroom 2: 2 queens - Bedroom 3: 2 doubles - Bedroom 4: queen + bunk INDOOR Full kitchen (oven, microwave, dishwasher, coffee maker, blender, toaster, cookware), dining table, living areas, sunroom, TV, washer/dryer, central A/C, linens, towels, toiletries. All 3 bathrooms are in the house. OUTDOOR Private fenced and gated pool (no separate hot tub), palapa cabana, charcoal grill (bring charcoal), outdoor shower, covered patio, wraparound balcony, yard, and a fishing dock with sink and counter to clean and process fish. Parking for 10+ cars. NOT INCLUDED Cow farm, pastures, cattle barn, horse barn, arena, horse walker, training corral, storage, tractor shed, boat, and jet ski. Do not enter those areas or approach livestock. HORSE RIDING The horse barn is rented separately. Optional riding lessons with the barn operator can be arranged in advance. Not included in the stay. Guest access You'll have the house, fenced and gated pool, palapa cabana, outdoor shower, yards around the house, wraparound balcony, and bank fishing along the water by the house, including the dock sink and counter for cleaning fish. Do not enter: - Cow farm and pastures - Horse barn, cattle barn, arena, horse walker, training corral - Storage building and tractor shed - Boat or jet ski Stay out of the water. Bank fishing only. Clean fish at the dock only — no fish in the house. Do not feed, pet, or approach livestock. Other things to note CHECK-IN Check-in after 5:00 PM. Early check-in is subject to availability and may have an extra charge. Ask first. CHECK-OUT Checkout before 11:00 AM. Late checkout without approval is $75 per 30 minutes. After 1:00 PM without approval, a full extra night may be charged and overnight stay is not allowed. GUESTS This listing is for up to 16 overnight guests. CLEANLINESS A cleaning is included. Extra cleaning fees apply if the home, dishes, grill, or yard are left excessively dirty. TRASH Pickup is Friday early morning. Do not park on the road or in front of the trash cans that day. PARKING Parking for 10+ cars on the concrete pad. Do not park on the grass and against the deck. FARM AND ANIMALS No fireworks. No ATVs. Do not enter the cow farm or pastures. Do not feed, pet, or approach livestock. Do not open pasture gates. WATER AND FISH No swimming or entering the bayou. Bank fishing only. No boat or jet ski access. Damage to watercraft is billed to the guest. Clean and process fish at the dock sink and counter only. No fish in the house. Extra fees apply for fish smells or any fish-related mess inside. POOL Closed Wednesday 8:00 AM–12:00 PM for maintenance. Swim at your own risk. Adult supervision required for guests under 18. Do not move the skimmer, filter, or vacuum. No water balloons, food, drinks, glass, or horseplay in the pool. There is no separate hot tub. The pool is fenced and gated; close the gate after use. The bayou is not fenced. Adult supervision required. GRILL Charcoal grill. We do not provide charcoal. Clean after use or an extra cleaning fee applies. OUTDOOR SHOWER Outdoor shower is available. Use after the pool or fishing. HORSE BARN Not included. Optional riding lessons with the barn operator can be arranged in advance. NO PETS Unreported pets: $250 per pet per night. NO SMOKING No smoking inside. Indoor smoke evidence: $1,000 remediation charge. Outside: dispose of butts and ashes or an extra cleaning fee applies.
