Bi-folds open out to the large tiled patio and big flat garden with sports equipment including table tennis, basketball, football goals, badminton set, punch bag and an outdoor golf net to practise your swing! (Golf clubs not provided/please bring your own. Hennerton golf course & driving range 3 mins drive away). Sunrises at the front of the house, and sets at the back of the house. Sitting room has a large 3-4 seater sofa, a double sofa bed and can also supply a folding single bed with a proper mattress (please let me know if you need these in advance as we currently have black out blinds in the window but no curtains yet in the french doors for sleeping), two footstools and an armchair. French doors open out to the patio. Very large Smart flat screen TV. Spacious hall/entrance. Cupboards and baskets for coats and shoes. Downstairs tiled bathroom with toilet and sink. Upstairs include 3 new double beds & new memory foam mattresses, each room has black out blinds, an in built wardrobe, storage, desk and chair. 1 new super king bed with new luxury memory foam mattress. Plus a sitting & standing desk. Black out blinds, in built wardrobes & drawers. Ensuite fully tiled bathroom includes separate shower, sink & toilet. Large heated towel rail. Family fully tiled bathroom with separate shower & bath, sink & toilet. Large heated towel rail. Underfloor heating throughout - upstairs & downstairs. Can provide plug in fans in summer months. Resident friendly female cat called Arti (Artemis) that enjoys cuddles and treats. I can put in a timed cat feeder, or you can feed her if you wish. She sleeps in her basket at night, in the kitchen so will not disturb you. Apologies, no dogs due to the resident cat! No smoking or vaping inside, no extra guests or big parties to be respectful to the neighbours, thank you. Guest access The whole house including the Shepherd's hut to relax watch TV, play Xbox for teens/work/study/write that book/do art! Other things to note Situated in peaceful countryside in Cockpole Green, Berkshire. Local restaurants - fantastic renovated local pub 2 mins walk away called The Horns (Crazies Hill) with 2 B&B room, pub garden and big car park. Dew Drop in Hurley 45 mins - 1 hour walk or short cycle. Can also drive from near Hurley. Lots of great restaurants by the River Thames and in the town in Henley-on-Thames. Flower Pot pub in Aston with beer garden. H'artisan gorgeous cafe in Wargrave for great coffee, smoothies, breakfast, lunch and cakes and private catering too. Sip & Spoke in Warren Row for coffee & snacks (bike cafe), can walk there via woods or road. Great local / home caterer - Catherine owns SaveThyme Cooking. Nearest petrol station - Esso WhiteHill on Rememnham Hill, BP/M&S garage on A4 by Twyford roundabout, Gulf on A4 towards Maidenhead. Supermarkets - Waitrose & big Tescos in Henley, Waitrose & Tesco Express in Twyford. Food market in Henley on Thursdays - delicious local bread, cheese etc. Nettlebed Cheesery for great local cheeses. Lovely walks up that way too in Oxfordshire/ The Chilterns. The Barn at Turville - hidden gem for walkers and cyclists only (no cars!). Local shops - A&I store in Wargrave, local shop in Knowl Hill. Rivermead Egg farm and local produce on A4 towards Charvil.
