Well equipped kitchen including Nespresso coffee machine. Use of indoor swimming pool and outdoor Hydropool hot tub. Private garden with rattan furniture. Award winning artisan Farm Shop with café and bakery all onsite. Keys are collected using a keybox so this gives you flexibility on arrival and departure times. The space This charming barn-conversion is one of three lovingly renovated holiday-homes, just three miles from the historic town of Stratford-upon-Avon with good access into Warwick and Leamington Spa. Character double gallery bedroom on romantic mezzanine level. King size bed, 50” smart TV with dvd and Xbox. Low exposed beams in vaulted ceiling. Ground floor bathroom with bath with shower over, basin and WC. Open plan living area with kitchen, dining area and exposed timber beams & sitting area with log effect fire. Sofa bed (double) in the living area. Travel cot and highchair available (for child under 2 years). Outside the cottage you have a private lawned garden with rattan patio furniture and a barbecue and chiminea. Enjoy a walk around our 4 acre grounds or take a picnic and enjoy the stunning views. Washing machine and tumble dryer in laundry room. Guest access The cottage and it's garden area is exclusively for your use. You will share access to the indoor heated pool and the outdoor hot tub with guests from our two other holiday cottages. This will be between 9:00 – 18:00 daily. There is a diary planner in the pool house where you reserve private hourly time slots simply write your name, or cottage name, next to the time you would like to use the facilities. Other things to note We are really lucky as we have an award winning Farm shop next door. They have a café which is open daily and also do takeaway pizzas and Sunday lunches, picnics etc. Our guests can also enjoy 10% off purchases* during their stay. We also have a great little village shop called Snitterfield Stores and they are open every day with a very good selection. The next closest places to eat are our lovely local pub, The Snitterfield Arms which is less than 1 mile away. Then the New Inn which is an award winning pub run/owed by the villagers in the next village of Norton Lindsey. Stratford, Warwick, Leamington Spa and Henley in Arden all have a fabulous range of restaurants, so something for everyone. If you'd rather stay in we can recommend Uber Eats, private chefs or other takeaways. The Monarchs Way runs across the entrance drive giving walkers access to some stunning countryside. Warwick Castle a few miles away and lots of National Trust and English Heritage properties to visit. I can help with some great ideas of family friendly activities and places to visit too. There is also disc golf, horse riding, tennis, bowling, fishing, gliding, alpaca walking, ghost walks, narrow boats, adventure sports centres, a guinea pig village, wakeboarding, cycling, the RSC and much more! *not including gifts and homewares
