🚨 School holidays and from 11/01 to 03/30: 7 nights minimum 🚨 4/1 to 10/30: minimum 3 nights Flexible bedroom: 6 beds + sofa bed Option to push the single beds together upon request (XXL duvet provided) INCLUDED: - Bed linen + beds made - Bath towel (one large one per person) - Wi-Fi - Water - Electricity allowance (10 kWh in summer (May - September) / 30 kWh in winter) - - - ♨️ Pellets are the guest's responsibility ♨️- - - Ideally located 5 minutes from the N145, with utmost comfort. Large parking lot The space - Electricity allowance: 10 kWh (May to September) / 30 kWh (October to April). Any excess will be charged via Airbnb at the rate billed by my supplier (invoice provided as proof; approximately 20 to 25 cents per kWh). - Water allowance: 3 m³ maximum per week. Beyond that, water + wastewater treatment will be billed (with invoice). Pellets are not included in the rental! Allow for 1–2 bags per day. The stove will be filled and running upon your arrival during the cold season. Non-smoking house! No smoking or vaping inside the house. If any evidence is found (smell, stains, etc.), a €100 deduction will be made. Ashtrays are available on the balcony. Thank you for understanding. On the ground floor: - Living/dining room with large 160 x 200 sofa bed (Lempolet) - Fan - Pellet stove (pellets at the guest's expense) - Kitchen - fan - radiator heater. - Toilet/Laundry Room Upstairs: - Bathroom/WC (heat-blocking film) - heated towel rail. - Bedroom 1 - 2 beds measuring 90 x 200 -> The beds can be pushed together on request to make a large bed: A large blanket will be provided if necessary / closet (curtains + fan + heat-blocking film) - radiator. - Bedroom 2 - 2 beds measuring 90 x 200 cm -> The beds can be pushed together upon request to make a queen-size bed: a large blanket will be provided if necessary / closet (curtains + fan + heat-blocking film) - radiator. - Bedroom 3 - 2 beds 90 x 200 cm / Dresser (curtains + fan + heat-blocking film) - radiator. - Easy parking for several vehicles on an enclosed private property or in front of the accommodation. Guest access Plot (fenced on 3 sides; the fourth side is an open hedge) of about 350 m². Possibility of parking on a very large, enclosed, adjoining property. (Free parking). Other things to note The keys are handed over in person on the day of your arrival and on the day of your departure. A check-in inventory consisting of photos sent via Airbnb messaging will be considered official: it will make it possible to confirm the perfect condition of the furnishings and the property, as well as the level of cleanliness upon the guests' arrival. The same applies to water and electricity meter readings = photos via Airbnb messaging. (Reminder: Any excess usage will be charged; see the "Accommodation" section.) These flat fees largely cover normal use of the accommodation. Unfortunately, they had to be put in place following abuses by unscrupulous guests. No refund or compensation will be paid for what is not used. No smoking allowed. Upon checkout, please: - Turn off the heaters - turn off the lights - turn off all appliances - Turn off the faucets - empty the previously sorted trash cans (recyclables/glass/household waste/compostables) = individual bins are available in the courtyard and a compost bin is located at the bottom of the garden. - Put the towels in the laundry basket in the bathroom. Do not strip the beds. I'll take care of it. (This seems obvious, but experience shows that it's not always the case...)
