Stylish period cottage on the village Green.

18th century period cottage in the heart of a vibrant village. The cottage is equipped with modern amenities and offers stylish living whilst retaining its old English charm. The fully equipped kitchen makes cooking a dream but if you prefer to eat out then there are two pubs on the village green! Up to two well behaved dogs with lovely manners are welcome. The traditional English cottage garden with climbing roses over the gate and two patios is idyllic. The space Sunnyside has been our bolt hole for 20 years and during this time we have renovated it to include a beautiful open plan kitchen with bi-folding doors leading into a cottage garden with roses around the gate, apple and cherry trees whilst phlox, geraniums and dog daisies provide summer long flowers. We now have the pleasure to open it to guests so you too can enjoy the cottage, relax and unwind whilst enjoying a bustling picturesque village on the doorstep of historic Lincoln and the surrounding countryside. Decorated through out with Farrow and Ball paint and wall paper in the lounge you will find yourself surrounded by a calm and classical colour scheme which is light and airy. Furnishings and facilities are to a very high standard to provide you with comfort and ensuring that from the moment you step through the front door you relax. The cottage has two bedrooms - one is a double with ensuite shower room and dressing room and the other is a twin room ( which is lightly larger) which can be made into a kingsize bed on request or can be reduced to a single bed maximizing the space for a single guest. Please note that this range of flexibility is achieved through a trundle bed which can be configurated into different bed options - single, twin or Kingsize. The trundle bed is not suitable for children jumping on them as they are designed to have fold away legs and lightweight mattresses to make it easy to move around. let us know how you would like this room set up before you arrive. Electric blankets, fluffy duvets and fleece throws help make sure you sleep soundly. Wake up and enjoy the view across the garden and out onto the village green and watch the village come to life. There is also a dedicated office space upstairs (The Snug) so that working on holiday has never been made so easy! The Snug offers a spacious and airy room with a desk, desk chair, and desk lamp- perfect for keeping up to date with meetings and emails while you are away. The kitchen is open plan and has bi-folding doors into the cottage garden and benefits from a bespoke fitted kitchen with high end integrated appliances such as a Brittania Range cooker with gas hob and 2 electric ovens. Integrated fridge/freezer and also integrated washer/dryer. Fisher and Paykal dish washer, coffee machine, air fyrer, slow cooker and convection/ microwave oven. It is perfect if you are a keen cook and enjoy cooking whilst looking out into the private mature garden. There is also a kitchen table and 4 chairs giving you flexibility to your dining experience. There is a dining room with a stunning dining table seating 4 people and this leads through an archway into the lounge area which has a cream leather sofa and 2 leather armchairs, antique side tables and a gas coal effect fireplace. There is a 40" smart LG tv to keep you entertained as well a selection of jigsaws. In the entrance hall you will find a coat rack and seat as well as a downstairs cloakroom. In the garden we have a bespoke built garden shed which is kept locked but if you would like access to it for example to store your bicycles if you are on a cycling holiday then just let us know and we can arrange this easily for you. The garden is also fully enclosed making it safe for guest dogs to potter around and enjoy watching life through the garden gate! Wifi is provided as standard throughout the cottage but please note there is no EV charger available and we do not allow charging of electric vehicles from our electricity. Sunnyside Cottage is located in the heart of the village, next to a pub and you will be able to hear the beer barrels being changed. In the summer the village green is popular with locals and visitors alike enjoying socialising at both pubs and it is not uncommon to see horses and traps tethered to trees on the green whilst their owners enjoy a cold drink. We request that guests at Sunnyside be mindful of residents around the green and ask that between the hours of 10 pm and 8 am the cottage is quiet. Locals will be very happy to chat with you during the day and you will often find just by stepping out of the front door you will bump into locals going about their day or enjoying a cappuccino and slice of cake at Seven Districts Coffee which is literally just over the road. There is a bus top on the village green within 15 metres of our gate and the service runs hourly during the day into Lincoln and the surrounding areas. Opposite the cottage is the Lincolnshire Co-op ( within 30 metres of our garden gate ) which is comprehensively stocked with everyday essentials and is open until 10 pm. Guest access There is free parking on the road directly outside the cottage as well as the surrounding streets. Please note their is no on site parking and no EV Charger. Other things to note Nettleham is a vibrant village where living is stress free and non drivers are well catered for. On the village green alone you will find dining options eg there is a superb Greek restaurant as well as cafes, takeaways, Co-Op food store, beauticians and hair salons as well as a Turkish barber, fashion boutique and a renowned florist, optician, pharmacy, vet, the list goes on! There are lovely walks straight from the cottage with two local parks catering for children as well as alongside the historic beck and Bishops Palace site. Dogs are popular and welcome in the village - often locals chat whilst their dogs race around together playing chase on the local police field.
