Dog-Friendly Cottage Escape with Private Woodland

Nightjar Cottage is nestled in a secluded 44-acre estate. Walden House is the only other property, where we live. The cottage has a private fenced garden and, after 10am daily, guests have access to the meadow next to the cottage, the 33-acre forest it leads to, and our private tennis court. We have five dogs and walk them in the forest each morning, but after that, the only dogs in the forest would be yours. The tennis court is available most of the time, as we are the only ones who use it. The master bedroom has it's own stairwell with a door at the bottom to allow full privacy. It also has a king size bed and an ensuite bathroom. The second bedroom is a good size and also has a king size bed. Fully air conditioned cottage. There is a very spacious open plan kitchen, dining area and living room. The second living room is a multi purpose space as it has two fold down seats that make bunk bed sized beds and also has a desk and office chair. The cottage has excellent internet connection and we have also added a mesh Wi-Fi system to ensure excellent WIFI throughout the cottage and in the garden. Every bedroom and living room has a TV that connects to the Wi-Fi and gives access to "Freely" which provides a multitude on live channels. They also allow access to various free streaming services and for you to connect into any paid for streaming services that you subscribe to like Netflix, Amazon and Disney. There are five air conditioner units which provide excellent cooling and almost instant heating. (Note that there is a traditional radiator system but it isn't really needed anymore.) Outside there is a substantial fenced garden with a patio, on which there is a table and chairs and a charcoal BBQ. Directly next to the garden is one of our meadows, which leads to our 33 acre forest. Guest access Guests have full access to the cottage and its enclosed garden. The meadow next to the cottage, forest and private tennis court are available to guests after 10am every day. This is because we take our dogs for a walk in the forest early each morning. After that, guests are welcome to explore the meadow and forest with no other dogs around, other than their own. The tennis court is also available to use most of the time, as we are the only ones who use it. Just let us know ahead of time if you fancy a game. We have provided a photo of the estate map so you can better visualise the direct access our guests have to the meadow, forest and tennis court. Other things to note You walk through living room 2 to get to bedroom 2. This is why we have marketed living room 2 as a flexible space rather than a bedroom. The fold down seats make two bunk bed sized beds in case guests wish to use it as a bedroom. Dogs are very welcome but they must be house trained and past the chewing puppy stage in order to prevent damage to the cottage. If your dogs are likely to run away when on a walk they need to be on a lead to ensure they stay on the estate.
