A bright and welcoming ground floor As soon as you arrive, a warm and light-filled veranda welcomes you with comfortable armchairs, perfect for reading or watching the sunset reflect on the water. A hallway leads to a large living area including a friendly living-dining room and a fully equipped open-plan kitchen. This space opens directly onto a huge outdoor terrace. This level also includes a modern bathroom with a shower and washing machine, a separate toilet, as well as a cozy flexible room equipped with a sofa bed, a large wardrobe, and board games. A second floor dedicated to comfort and serenity Upstairs, the sleeping area features three beautiful bedrooms. The spacious and bright master suite offers an breathtaking panoramic view of the lake, completed by a huge independent dressing room. The second bedroom is cozy and intimate with a double bed and a wardrobe. The third double bedroom also serves as a library, ideal for quiet moments. A second comfortable bathroom with a bathtub, toilet, and storage space completes this level. For families, a travel cot with a standard mattress as well as an extra mattress are available. You will enjoy a large terrace equipped with garden furniture and a barbecue for your outdoor meals. Younger guests will be delighted by the treehouse equipped with a zipline, a slide, and a swing. The highlights of the villa is its direct and private access to the water, with a canoe and two rigid paddleboards provided free of charge for your peaceful navigation. Finally, a gate at the bottom of the garden opens directly onto the walking paths around the water. On the nature side, you enjoy immediate access to the paths of the Bassin de Champagney, as well as proximity to the Ballon d Alsace, the Planche des Belles Filles, and the Plateau des Mille Étangs. Entrance to the property is via an outdoor staircase leading to the veranda, and then to the main entrance door (please note that there are a few steps to access the house). Once inside, you will enjoy direct single level access between the living areas and the beautiful terrace. Other things to note I personally manage this property with great care. L Art du Bassin is a fully equipped house surrounded by nature with direct access to the water, nestled in a preserved green setting.
