On the ground floor, the main entrance leads to a fully equipped kitchen and dining area opening onto a balcony overlooking the greenery. On the same level, there is a large living and dining room with a fireplace, a warm and convivial space to gather during the day. This floor is completed by an elegant hallway with a piano and a full bathroom with shower. Upstairs, the sleeping area includes three bright double bedrooms and one twin bedroom, all designed to ensure comfort and tranquillity. Between the ground and upper floor there is an additional full bathroom, conveniently located. A few steps higher, a small panoramic balcony opens onto the valley and the historic Fortezza delle Verrucole, an ideal spot for a quiet moment or simply to enjoy the view. On the lower level, there is a characteristic tavern area dedicated to social moments, featuring a relaxed sitting corner, a tasting room, and a space dominated by a large restored vat that reflects the local tradition. This cool and welcoming area becomes a natural retreat during the warmer months. From here, there is direct access to the large outdoor garden with a gazebo, dining table, hammock and sun loungers, creating a seamless flow between indoor and outdoor living. Guest access The entire Villa Il Poggiolo is private and exclusively available to guests, ensuring maximum privacy and comfort. Guests can enjoy the private garden, equipped for relaxing moments outdoors. The villa is an ideal choice for a peaceful stay with breathtaking panoramic views, combining comfort and style for a memorable experience. For parking, there is a small space directly in front of the house, or alternatively two free parking spots located about a one minute walk away, which are more convenient and easy to access. Other things to note ‣ To ensure the garden and outdoor areas are always kept in perfect condition, the gardener may access the property during your stay. The service takes place exclusively in the outdoor areas and never requires access to the house. ‣ Heating is regulated by national and local energy saving rules and may only be used from October 15th to April 15th. ‣ The fireplace is available for guests to make the stay even more comfortable and enjoyable.
