The Tractor Shed - a cosy rural retreat

Come and enjoy a peaceful corner of Sussex in our newly converted tractor shed studio, a cosy retreat for one or two. Beautiful views across the countryside & direct access to footpaths & bridleways mean you can discover wild Sussex on the doorstep, historic towns from 10 minutes away and Goodwood just 35 minutes down the road. The two nearby villages offer a choice of cafe & there are two pubs in Kirdford. There is a farm shop only a few hundred metres away. The space The Tractor Shed is a lovely studio property tucked away in a rural location with uninterrupted views across private gardens and fields. The newly converted Tractor Shed is nestled in the grounds of our 400 year old barn, but is completely self-contained with its own entrance and free on-site parking with coded keypad entry. You may hear us & our dog out in the garden. Inside, the Tractor Shed has a large double bed and a central area to relax, read or watch television. The self-catering space includes cooking amenities including single induction hob, toaster, kettle, cafetière, saucepans and the utensils needed for simple meal preparation. We provide tea, coffee, salt, pepper and oil. The bathroom features a double power shower, wash basin and toilet. We provide bed linen, towels, tea cloths and toiletries. A private lawned garden has furniture arranged under the shade of trees and a patio for your exclusive use. Please note that this is a no-smoking property both inside and in the garden/patio. We have a variety of wildlife both in the wider garden and our fields, including deer and pheasants and, for this, reason, are unable to accept pets. Access to footpaths and bridleways is direct from the garden gate and there is a box on the patio for muddy walking boots. We are situated between two charming villages with pubs for dining in Kirdford together with an award-winning shop. A new farmshop/cafe is within a few hundred metres. The historic town of Petworth is 10 minutes drive away where you can combine visits to Petworth House and Park with plenty of dining opportunities in the many cafes & restaurants. Arundel, with its castle, cathedral, wildfowl centre & many antique shop is half an hour away. Accessing all the events held at Goodwood is easy - just 35 minutes drive through the beautiful South Downs. If you enjoy the beach, there is a choice of quiet stretches to visit within 35 minutes. Getting here Car: We are easily accessible from the M25, M23 and M27. Train: We have good connections via Pulborough station (15 mins by pre-booked taxi), Haslemere station (20 minutes pre-booked taxi) to London or the south coast. Air: We are 45 minutes from Gatwick & an hour from Heathrow airports by car. A car is essential for local travel as there is no public transport near the house. Guest access Guests have exclusive use of the Tractor Shed studio and sole use of the stock fenced lawn area and patio around it. Please ensure gates (including from the wider garden into the fields and onto the public footpath) are kept closed at all times as we have a (friendly) Labrador! Access to the Tractor Shed is approximately 100metres along a paved path from the parking space with one step. Please note there is a single step up into the bathroom so please bear this in mind if you have mobility issues. Other things to note This is a studio style open plan living room/kitchenette/bedroom with a separate bathroom.
