Set in a very picturesque part of North Norfolk, Winterton Chalet Valley Estate is a sought after and beautifully maintained holiday centre ideal for a quiet beach holiday. Winterton-on-Sea has just been listed as one of the top 10 UK hidden gems in London's TimeOut magazine too! We are happy for you to bring along your dogs (max 2) as they will love the wide open spaces with the sand dunes and beach, a 10 minute stroll away. Hemsby with its amusements and nightlife is a pleasant stroll away. The space You will be staying at number 18 Winterton Valley Chalet Estate. Turn right as you come into the Estate and then turn left 30 yds into the FIRST carpark. Your chalet is the white one at the far end of the carpark. There is ample parking space. The chalet can sleep up to 5 guests by also using either the sofa bed or a pull out single bed below the bunk beds, but is better suited to a party of four for comfort as would be a little cramped with more than four guests plus dog(s). Completely refurbished to a very high standard, your chalet is one of the very best appointed chalets on the whole estate. Newly fitted carpets, bathroom suite, renovated kitchen area and newly decorated in all areas to make your stay more enjoyable. Also this chalet benefits from being completely insulated and rewired with ample sockets and USB charging points. The extremely picturesque Winterton Village is a short 10 minute walk with a great pub that serves food all day. A village shop and a great fish and chip shop are also available close to hand. The kitchen is fully equipped with everything you will need for your stay. We have just installed a very high quality brand new King Size bed in the main bedroom, so your stay will be supremely comfortable as well. Bed linen is provided for the king size bed and the bunk beds. If you need additional bedding for the sofa bed or the third single bed, please bring this along with you. There is ample storage for clothes bags etc. for your stay. WiFi: We have installed an always on WiFi solution via a dedicated 4g router to make the whole WiFi experience better than before. For 2023 we have just upgraded our package to a much quicker provider that offers unlimited data usage, so enjoy free WiFi. Being 4g based, occasionally the internet speeds may fluctuate as you would expect, however generally the speeds are more than adequate for general internet usage and streaming services. New for 2024, we now have a smart tv installed. As we now have unlimited internet with good speeds, this is now possible. Please note that watching terrestial TV using the analog aerial is a bit hit and miss (it is the remote location unfortunatley).. however you can simply connect digitally from now on for all your favourite TV channels. You will need to sign in using your own account for streaming services such as BBC Netflix Disney prime tv etc. please ensure you remember to sign out before your departure. Dogs: Dogs must be kept under control and on a lead at all times within the grounds. However they are free to play in the sand dunes and on the beach off lead but please respect other holiday makers. It goes without saying, but please clean up after your dog. With respect to other guests, please do not allow dogs on the beds and use the provided throws on the sofas. Pet bowls can be found in the cupboard under the sink. Dogs must not be left unattended in the chalet please. CLEANING FEE: When you book your break you will be charged a cleaning fee. This cost is for the supply and cleaning costs of the bed linen plus a light clean after your stay. You are expected to tidy up after yourselves and to leave the chalet in the condition you found it however. Note: Unfortunately our cleaning and linen charges have doubled this year (2023). We have sadly had to raise the fee by £5 this year to help partially compensate for this. We do not charge any extra for dogs to stay, so hopefully you will understand the need to raise the price here. Guest access A key box is installed by the kitchen door for convenience and we will give you the keycode before your trip. Please place the key back in the keybox and secure upon leaving the property for the next guests. In case of emergency access, we have an additional key box at the rear of the chalet, as well as a keyholder who resides near the estate during the summer months. Please call us if you have any problems. Other things to note Seasonal Stays: In low season there is a minimum of a 3 night stay to keep the prices low and factor in cleaning and linen costs. Anything less than a three night stay would mean we would make a financial loss on renting out the chalet. In exceptional circumstances we may be able to accomodate a 2 night stay, but please enquire first, as the price would need to fully cover our costs of renting the chalet out. In high season (typically last week of July to the first week of September) we require a minimum stay of 7 nights Saturday to Saturday to a maximum of 14 nights. We do not rent out the chalet for personal profit. The money made over the year from rentals covers the high costs of ground rents, service charges including utilities and cleaning plus maintenance of the chalet. Any money left over goes straight back into the chalet to further improve it. For instance we recently replaced all of the doors and windows. Previous to that, the roof was replaced. When we have enough surplass, we are hoping to put in a small patio area. Towels: We cannot provide towels at the present time due to the difficulties getting them washed and dried on tight turnaround days. Please make sure you remember to bring beach and bath towels with you. Thank you. Please also note that the newly replaced Fridge does not have a freezer compartment.
