Summary A very modern, clean and recently renovated, self contained two bedroom annex accommodation, with a large open plan kitchen-living-dining space. Originating from Norway, Marit has lived at this location since 2011 with her husband and child. Type 2 car charger too, please let me know as this will cost extra. For guests staying over Christmas & NY we will make sure the place has festive decor, plus the items you may need for cooking any celebration dinner. The space Location Approx 3 miles north of Uttoxeter Town centre, in a secluded rural location that is very quiet & private. Main Living Area Located on the first floor, this space is approx 7m x 7m in size, with high vaulted ceilings and a full length gable end patio doors & window that leads onto a west facing balcony. Within the living area is a TV, two sofas, coffee table, a dining table & chairs, a fully fitted kitchen with induction hob, oven/grill, microwave, dishwasher plus all the pots, pans and crockery to prepare and cook most everyday things. And for additional winter heating, there is also a log stove. Bedrooms & Bathrooms The first bedroom, at the rear, is on the ground floor, has a double bed, its own ensuite bathroom with wc, sink and wetroom style shower, and access to the rear garden via a patio door. The second bedroom is at the front, also on the ground floor, has two single beds, which can be connected to make a double if required, its own ensuite bathroom with wc, sink and wetroom style shower, and access, via a side door, to the outside. WC - Downstairs there is also a separate cloak room with WC and hand basin. Outside & Other Information The Annex is adjoined to the main building but has its own independent access. There are large gardens and spaces which can be used for BBQ and a firepit if the weather permits. If you have small children, we have a travel cot that can be used. Also, we have an airbed available should you have 3 kids needing to sleep in the 2nd bedroom. In a wood to the rear of the property, we have hens, a cockerel and ducks who supply a steady supply of fresh eggs each day, and as avid bakers, we also create our own sourdough breads each week. For walkers, it is possible to go set off on many walks across the fields and via footpaths, often without the need to go on public roads. For cyclists, there are many routes that are close by and easy to reach in the Dove and Churnet Valley’s. Eco & Green Credentials As a highly insulated and airtight building, the accommodation is kept supplied in underfloor heating and hot water from a GSHP (ground source heat pump), and is continuously ventilated using a MVHR (mechanical ventilation heat recovery) system. While both are extremely eco-friendly and energy efficient, they also create a fantastic domestic environment to stay in, with constant temperatures and a continually refreshed air supply. For those with electric vehicles, we also have a 22W Type 2 electric car charging point installed on site. For those interested in wildlife, we have an abundance of daily visitors (finches, tits, pheasants, woodpeckers, jays, swallows, housemartins, buzzards) plus many other of nature's residents that can be seen if you watch closely. Guest access The space is in an annex, accessed via its own entrance. Outside, there is plenty of space for car parking. Also guests have access to a western facing patio area at the rear, and to the gardens too. Other things to note From a food purchasing & logistics point of view, although we are in a rural setting, we have a large Tesco, Waitrose, LIDL and ASDA in Uttoxeter (3 miles away), a fantastic local farm shop butcher at the end of our lane, and then Denstone Hall Farm Shop is also very close by too (and they do lots of home made ready meals which they make on site). On refrigeration, the kitchen already has a good size fridge freezer. Also, if you want to sit out on a sunny day or in the evening, we have a firepit & chimnea and mountains of wood to keep you warm. Thanks.
