Oak Barn | Vaulted Beams & Covered Courtyard

A characterful barn conversion tucked privately beside our farmhouse. Beneath a soaring vaulted roof, original oak trusses and exposed brick meet a smart modern kitchen and a cosy wood-burner. Your private courtyard is mostly covered - a sun-trap on bright days, sheltered the rest - with a wood store keeping the stove fed and the barn snug in winter. Peaceful near Hatton, with Warwick, Stratford and the NEC close. Sleeps 4; combine with the farmhouse for larger groups. The space Oak Barn is a self-contained conversion of an old brick hay barn dating back more than three centuries, fully and sympathetically refurbished — new roof, rewiring and heating — so it keeps all its character without any of the draughts. Open-plan living, kitchen and dining The heart of the barn is a striking double-height space under a vaulted roof, where the original king-post oak trusses and an exposed brick gable take centre stage. A deep, comfortable corner sofa sits beside a wood-burning stove, with a wall-mounted smart TV and a round dining table seating four. An arched brick doorway with an oak-framed barn door opens straight out to the courtyard. Kitchen Smart and fully equipped, in deep navy shaker units with solid oak worktops — induction hob, electric oven, dishwasher, a classic Belfast sink, and proper crockery, glassware and cookware. Everything you need to cook properly, not just get by. Bedrooms and bathroom Two bedrooms sleeping four: a double on the ground floor and a twin upstairs, with a bathroom on the ground floor. Your private courtyard — a year-round outdoor room Through the oak barn door is your own courtyard: completely private, screened with woven willow, and almost entirely under cover so it's usable in any weather. Part of the roof is clear-sheeted, which turns it into a proper sun-trap on bright days. A large wood store sits out here too, so there's always firewood on hand for the wood-burning stove inside — which is deceptively warm and makes the whole barn wonderfully cosy in winter. Somewhere to sit out in the sun when it's fine, and somewhere snug to retreat to when it's not. Parking — one car There's space for one car, under a covered lean-to. The barn is set up for a single vehicle, which suits the couples and small families it's best for, and keeps things calm and quiet for our neighbours close. If you're planning to come in more than one, please check with us first. A standard car fits comfortably under the lean-to; only a tall 4x4 or van would be too high, in which case let us know when you book and we'll arrange an alternative space. Please keep the main driveway clear at all times — it's the shared access route into the wider site. Guest access • Private Access (Key Lockbox) Make yourself at home with exclusive access to the entire property throughout your stay. Enjoy the convenience of hassle-free self check-in and check-out using a secure key lockbox, giving you the flexibility to come and go with ease. Oak Barn has its own private entrance and is yours exclusively for your stay, along with the covered courtyard. A lockable gate connects the courtyard to the farmhouse's patio; it's kept locked when the barn is booked on its own, so you stay private and self-contained. Booking with the farmhouse next door: Oak Barn adjoins our four-bedroom farmhouse, and the two are designed to be taken together - six bedrooms across both, with the private outdoor spaces opened up via that gate. Ideal for two families or a celebration where everyone wants to be together but with their own space. Message us to arrange both (Airbnb can't formally link two listings, so it's a quick message to line up the dates). Other things to note A few things to note before you book: Being a Grade II listed barn conversion - expect exposed beams, the odd step, and a ladder to the mezzanine. Lovely, but worth knowing if anyone's less steady on their feet. As this is a traditional barn in the countryside, the occasionally spider or harmless insect is to be expected despite regular cleaning. Nature is very much part of the rural setting. Parking is for one car, under a covered lean-to. Please don't bring multiple vehicles without checking first, and keep the main driveway clear - it's shared access for the site. Kindly note that the covered parking space provided is not suitable for vans or larger 4x4 vehicles, as the space may not provide sufficient clearance. No parties, events or amplified music - we have neighbours close by. Private and screened, but part of a wider site - you may occasionally glimpse a neighbour or hear the odd farm sound. Oak Barn is pet-free, so we're unable to accept dogs at the moment.
