The Space Set within half an acre of picturesque gardens beside a tranquil brook, Sunnybrook feels deeply peaceful and rural—yet you’re only a five-minute drive or 20-minute walk from the charming village of Shaldon. This Uk-grown cedar-clad home has been thoughtfully designed for relaxation, adventure, and year-round comfort. Underfloor heating, powered by green electricity and an air-source heat pump, keeps the space warm in cooler months, while large sliding doors and wraparound terraces bring the outdoors in during summer. Living & Dining The spacious open-plan living area features: - A large-screen Tv - Bose home entertainment system - Books and games - Doors opening onto a granite terrace from three sides It’s ideal for family time, cosy evenings, and effortless entertaining. The covered outdoor area—with a sink and utilities—extends the living space beautifully. Kitchen A state-of-the-art kitchen includes: - Integrated filtered water tap - Induction hob with downdraft extraction - Premium Neff oven and combi oven (including hide-and-slide) - Ample storage and workspace - Perfect for anything from lazy breakfasts to special dinners. Bedrooms Every bedroom has French doors that open to the covered veranda: - Bedroom 1: Super-king bed (or twin configuration) - Bedroom 2: King-size bed - Mezzanine: Double futon above the living area Bathrooms Family bathroom: Dual sinks, separate shower, double-ended steel bath, silent heat-recovery ventilation Additional Wc: At the end of the hallway A high chair and travel cot are available upon request. Hot Tub A Swedish wood-fired hot tub is provided for your exclusive use. Instructions will be sent prior to arrival. The tub will be empty on check-in so guests can fill and heat it to their preference. Ev Charging A 7kWh charger is available between 00:00–05:00, priced at £0.35/kWh or £12 per night (35 kWh). Garden A peaceful, private outdoor space with: - A fenced brook creating a calming natural soundtrack - Fruit trees and hedging forming a mini-orchard - Ample lawn for children and pets to explore - Garden games including Kubb and French Boules Guest Access Guests have full private access to the house and grounds. The Neighbourhood – Shaldon & the Teign Estuary Shaldon is one of South Devon’s most sought-after coastal villages, set within an Area of Outstanding Natural Beauty. You’re just minutes from sandy beaches, superb pubs and restaurants, and the scenic Teign Estuary. Highlights - Beautiful beaches and coves - Coastal walks and watersports - Historic ferry to Teignmouth - Charming shops, cafés, pubs, and restaurants - 20 mins to Dartmoor, Exeter, and Torbay A Rich History With roots stretching back to the Domesday Book, Shaldon has a fascinating maritime past—from Saxon settlements to shipbuilding for the Napoleonic Wars. Many historical buildings remain, and the village continues to thrive with independent businesses, a working estuary, and a welcoming atmosphere. Getting Around A car is recommended. Other Things to Note - Hot tub will be empty on arrival (instructions provided). - Dogs must be kept on leads when walking along the lane. - Please keep the front gate closed if pets are onsite—livestock is nearby. - The garden is fenced but may not contain escape-prone dogs. House Rules - No spa use after 10pm - No music outdoors at any time - Keep outdoor noise to a minimum after 10pm - Remove shoes on entering - Keep front gate shut when pets are onsite - No smoking indoors - Do not exceed maximum occupancy - Pets must not be left unattended Guest access The guests will have full private access to the house and the grounds in a picturesque setting in a quiet hamlet just outside of Shaldon village. To access the property a code will be provided to the guests 2 days before arrival.
