Church Farm Cottage

Kick back and relax in this calm, stylish Old English cottage near the sea and Sussex downs. Lovely cottage Garden with plenty of seating. Close to beaches, Climping, West beach and Littlehampton. The space The cottage is very old 1885 and is my main residence so you will find areas and cupboards locked. Some household objects will be on display. The kitchen will be well stocked. Just replace if you use lots. Set over 3 floors with kitchen diner, large hallway, utility , WC and lounge on the ground floor. Bedroom 1 and 3 along with family bathroom on the 1st and open stairs to loft bedroom on the 2nd. We do have very steep stairs and no hand rail to the 1st floor. Unfortunately no disability access to the bedrooms. We have wood burners in both kitchen and lounge lovely and cosy in the winter. Neither have fireguards. The house has not been made child friendly. Have lovely outside seating areas for both sitting and dining. Gravel gated drive that will easy park 4 cars. Grass and planted cottage Garden with patios and covered gazebo. Plenty of outside lights that come on automatically also a light on the gate that can be turned on. All the windows are doubled glazed sash windows which can be opened on a catch both top and bottom, catch can be released to open windows further. Loft room has a velux windows. French doors onto the patio from the lounge. Guest access Guests have the use of the whole house and garden with the exception of locked room, cupboards and garage. Other things to note Climping is a small village with 2 pubs close by. Both can be walked to. Beaches within easy reach. Close to the picturesque town of Arundel. Close to railway station s of Ford, Littlehampton and Barnham, serving the south coast, Gatwick and London Victoria all on direct routes. Beautiful walks along the coast and the Sussex downs.
