You will have the entire property to yourselves and will not share any spaces with other guests. This is our family home, which we make available exclusively while we are away. The villa is professionally cleaned and sanitized before every stay while preserving the authentic character of a private home rather than a traditional hotel. Bedrooms & Wardrobes The bedrooms will be prepared according to the number of guests included in the reservation. The wardrobes are cleared to provide space for your personal belongings. Depending on the number of guests and the length of your stay, some sections may remain reserved for our personal items, without affecting the normal use of the rooms. If you have specific requirements (for example, additional wardrobe space for longer stays), simply let us know before your arrival and we will do our best to accommodate your needs. Beds The sleeping arrangements can be customized before your arrival. Available options include: * Super King-size bed in the master bedroom. * Single beds in the children’s bedroom. * Sofa bed in the living room. Please let us know your preferred bed configuration in advance so we can prepare the villa accordingly. Kitchen & Refrigerator The kitchen is fully equipped. As this is our family home, the refrigerator, freezer, or pantry may contain a small number of personal food items. If you prefer to have the refrigerator completely empty, simply let us know before your arrival and we will be happy to prepare it for you. Private Pool The private heated saltwater swimming pool is exclusively reserved for guests during their stay. Upon request, the pool can be pre-heated to your preferred temperature before arrival, weather conditions permitting. Security For the safety of both the property and our guests, two outdoor security cameras are installed and fully disclosed on Airbnb. These cameras monitor only the exterior entrances and outdoor areas. They do not record any indoor or private spaces. Inside the villa there is also a motion sensor that is part of the burglar alarm system. It is not a camera and does not record audio or video. It is simply a motion detector that becomes active only when the alarm system is armed. For safety reasons, security devices must not be tampered with, disconnected, or covered. Any damage or interference may result in compensation claims in accordance with Airbnb’s policies. Respect for the Villa & Neighborhood We kindly ask you to treat the villa with the same care and respect you would give your own home. The following are not permitted: * Parties or events without prior authorization. * Loud music. * Excessive noise, especially between 10:00 PM and 8:00 AM. Our goal is to ensure a pleasant stay for both our guests and our neighbors. Other things to note 🏡 House Rules To ensure a pleasant and comfortable stay for everyone, we kindly ask you to read and respect the following house rules. 🌙 Respect for the Neighbourhood Please be respectful of our neighbours and avoid excessive noise, especially between 10:00 PM and 8:00 AM, in order to preserve the peace and tranquillity of the area. 🚭 No Smoking Indoors Smoking is not permitted inside the villa. Guests are welcome to smoke in the outdoor areas, using the designated ashtrays and keeping the spaces clean and tidy. 🏊 Pool Usage The swimming pool is used at guests’ own responsibility. Children must always be supervised and accompanied by an adult. If requested, pool heating is considered an additional service and must be arranged prior to arrival. 💧 Filtered Drinking Water The kitchen is equipped with a modern digital tap providing free filtered and purified drinking water for all guests. We kindly ask you to use it carefully and follow the instructions provided in the house manual, avoiding any improper use that could affect its operation. 🍷 Villa Wine Selection The villa’s wine cellar contains a private selection of wines, carefully stored at their ideal temperature. Guests are welcome to enjoy any bottles they wish. Any consumption can be reported in the check-out form that will be sent the day before departure. ⚡ Electric Vehicle Charging (Wallbox) The villa is equipped with a private EV charging station (Wallbox). Use of the Wallbox is available upon request only and is considered an additional paid service. A security deposit is required and will be refunded at the end of the stay, minus the cost of any electricity consumed. 🚗 Garage Access Access to the private garage must be arranged in advance with the host. Please use all facilities and spaces with the utmost care and attention. 📱 Tablet & Smart Home System The villa features a dedicated tablet for controlling the Smart Home system. Using the device, guests can: • View the digital house manual and house rules • Control lights and shutters • Manage the air conditioning system • Access the main smart home features of the villa We kindly ask you to use the tablet and home automation systems responsibly and to avoid modifying advanced settings or using them improperly. ♻️ Waste Separation & Recycling We kindly ask all guests to respect the local recycling system by using the appropriate bins available inside and outside the villa. Detailed instructions can be found in the digital house manual. 🔐 Respect for the Property The villa is our family home, lived in and cared for with love and attention. We kindly ask you to treat it as if it were your own home, taking care of the furniture, technological equipment, appliances, and outdoor areas with the utmost respect and responsibility. Your cooperation helps us preserve the comfort and welcoming atmosphere of the villa for all future guests. 👥 Maximum Occupancy The villa can accommodate a maximum of 10 guests. Exceeding this limit is not permitted, including daytime visitors who are not staying overnight. Unauthorized pets may result in additional cleaning fees or other charges. ⚠️ Damages & Missing Items Guests are responsible for any damage caused during their stay, including damage to furniture, appliances, technological equipment, or any part of the property. Any damage, missing items, or deterioration identified after check-out will be documented with photographs and reported through the booking platform, which will handle any reimbursement requests in accordance with its policies.
