Please note that while there may be some gas provided, guests are responsible for supplying their own charcoal or gas if needed. We kindly ask that you clean the grill thoroughly after use to keep it ready for the next guest. Parking: Free parking on premises Guest access Guests have full, exclusive access to the entire property including all rooms, the garden, patio, hot tub, and on-site parking. Other things to note While the home offers peaceful surroundings, you may occasionally hear distant train noise. Please follow hot tub guidelines and shower before use. Smart lock allows easy, flexible self‑check‑in. - We reserve the right to charge £100 for excessive cleaning required beyond normal use after departure. - A £250 security deposit is required for all reservations. This must be paid before receiving the lockbox code. Additional Terms - No noise should be audible outside the property between 9:00 p.m. and 8:00 a.m. due to sensitive neighbours. - The hot tub must not be used during these hours, as noise carries easily and may result in complaints. - Any breach of these rules or neighbour complaints may result in your security deposit being withheld.
