Whether you're enjoying your morning coffee, reading a book, or unwinding with a glass of wine, it's a peaceful retreat you'll find yourself returning to throughout your stay. The open-concept living area flows into the chef's kitchen, creating an inviting space for cooking, entertaining, and spending time together. Designed for large groups, the kitchen features a 48" Italian professional gas range, generous counter space, a massive island with seating for eight, a dining table that comfortably seats twelve, and a full-size dishwasher. Two wet bars and a dedicated coffee bar make it easy to start the morning with coffee, mix cocktails before dinner, or keep refreshments close by while everyone enjoys different areas of the home. When it's time to wind down, head to the dedicated movie room featuring an impressive 98-inch Smart TV, creating the perfect setting for family movie nights, watching the big game, or keeping kids entertained after a day at the beach or wineries. Unlike many vacation homes, we don't rely on air mattresses to reach our maximum occupancy, so every guest has a comfortable place to sleep. Additional conveniences include garage parking, and a dedicated laundry room with a full-size washer and dryer. Guest access GUEST ACCESS Check-in: Smart lock access automatically starts at 4:00 PM Check-out: Smart lock access automatically ends at 10:00 AM No early check-in / late check-out available Other things to note IMPORTANT DISCLAIMERS Guests must: (1) read our entire listing and house rules section, (2) sign our rental agreement and submit a refundable security deposit hold* within 48 hours after booking (or your reservation will be cancelled), (3) upload a photo ID, and (4) full payment prior to check-in. *Security deposit hold required of $250.00. Deposit hold to be processed by host on guest's credit card. Deposit hold will be taken out 3 days prior to check-in and returned in full 7 days after check out, absent damages/violations, if any. Please note: During hurricane season, tropical weather can occasionally affect our area. We encourage guests to consider purchasing travel insurance for any unforeseen weather or health events to protect your reservation. Pricing of our home is on a per guest and per pet basis and applies to the entire reservation length (regardless if some guests / pets are only visiting, won't be sleeping over on certain nights, etc.) - we ask all guests to enter the total number of guests / pets that will enter our home when booking, to see accurate pricing and avoid price changes for additional guests / pets added after booking. There are cameras on the exterior of the home. They are motion activated, record video and audio, and are active during reservations. There is also a decibel monitoring device located in the home. This is a smart device that measures decibel levels only and allows us to respond to extremely loud and sustained volumes. It does NOT record conversation, it only measures decibel levels. This helps us to avoid unauthorized parties. Our goal is for our guests and neighbors to both have an enjoyable experience! Please note trash service and propane gas refill service may come on the premises during your stay. Days and times vary, please inquire if you need more specifics on when to expect these services to take place during your stay. The entire house uses propane gas, which needs to be refilled occasionally. Propane gas trucks and dump trucks regularly service the community. Please note: The community occasionally experiences electrical power outages that are outside of our control. Most outages are brief, but occasionally they may last several hours. During an outage, certain amenities and systems in the home may be temporarily unavailable, including hot water and filtered water. We appreciate your understanding should a community-wide outage occur during your stay. 🚭 NO SMOKING - We are a completely smoke-free property 🐞 Wildlife/Bugs Expect to encounter wildlife. There will be bugs! A cost of being so close to water. Consider packing bug spray, and please keep all doors/windows to the house closed when not in use. 🚙 Parking The community has plenty of street parking available right in front of the place and across the street. You can park anywhere in the community. We also have a small garage that typically fits 1 vehicle. 🦮 Pet limitations We are unable to accommodate animals other than dogs at this time. • any and all pets must be pre-approved by owner prior to booking • Dogs only - Maximum of 2 allowed (there is a fee per dog) • must be housebroken and up-to-date on vaccines • permitted on furniture only if covered • may not be left unattended at any time • must comply with all local leash laws. We are a dog friendly property and we have a phenomenal cleaning team but they are human so there is a possibility for human error, if there is an issue during your stay let us know and we will try to address it! Since we are dog friendly, those with severe allergies will need to consider our home’s suitability for their unique needs. 🤫 Quiet Hours 10PM-7AM: You MUST keep noise to a minimum from 10pm to 7am. This is a community requirement. Noise can travel easily, and we are in regular communication with neighbors. We request guests be respectful of the neighbors and quiet hours.
