A place of peace, relaxation, and beautiful walks: a charming stone house with garden in a small village in the Reggio Emilia Apennines, at 620 m, ideal for 2+2 guests. The village, carefully restored to preserve its character, offers peace, nature, and a slow pace of life. Migliara is 2.5 km from Casina, a convenient base for exploring the Apennines and easily reaching Reggio Emilia and Parma. Nearby: trails, villages, castles, and stunning sunsets between Migliara and Leguigno. Pets welcome. The space The house is detached and set over two floors. On the first floor there is a small, well-equipped kitchen with all the necessary appliances, including a washing machine, and a cozy living room with panoramic views over the surrounding hills. Upstairs is the sleeping area, comprising a double bedroom, a bathroom with a large shower, and a second connecting bedroom with a TV and a sofa bed that can be arranged as two single beds or a standard double bed. The two bedrooms are separated by an internal door that can be closed. The bathroom is accessible only through the double bedroom; guests staying in the second bedroom will therefore need to pass through the other room to reach it. This layout is particularly suited to a family with children or guests who don't need complete independence between the rooms. For two couples, however, it offers limited privacy. The house can accommodate up to four people. The house and the village are located in a small valley, lower than a secondary road connecting Migliara to Leguigno — only the roof reaches road level — offering greater peace and privacy. All the windows face the valley, away from the road, so you can enjoy views of nature at any time of day. The garden in front of the house, reserved for guests, is surrounded by greenery and equipped with a table, umbrella, and charcoal barbecue: it offers a pleasant space for lunch, dinner, or relaxing outdoors. For most of its length, the garden sits at a lower level than the road and is separated from it by a tall retaining wall. The open access point to the road is about 30 meters from the house and the equipped area, creating a useful buffer distance. However, the garden is not fully fenced and the access point has no gate; children and pets should therefore be supervised while outdoors. Guest access Guests have access to the entire house and the garden in front of it, reserved for their stay. We personally welcome guests for check-in and key handover. The garden is not fenced and blends without barriers into the green surroundings of the village. There is also a shared green area in the village with a hammock among the trees. The house is reached from the road by walking through the garden for about 30 meters: the first 10 meters are downhill (a drop of about 2 meters) and form a shared passage also used by other village residents to reach their own homes. Beyond this stretch, the rest of the garden is for guests' exclusive use. In case of rain, an alternative paved path within the village is available for carrying luggage. Other things to note Pets are welcome. Since the garden is not fenced, they must be supervised outdoors. We also kindly ask guests not to let pets on the beds or sofas. The property does not have private parking. The house does not have air conditioning, but the thick stone walls and the altitude (620 m) keep the rooms cool even in summer. Fans and window screens are provided. The house has radiator heating for a comfortable stay even in winter.
