Guest access The guest has full, private access to the entire property and all of its amenities with the exception of the downstairs unit. There is a downstairs unit (Garage) that is for owner's use. There will never be anyone on the property during a guests stay. We will send a code the day of check in for you to access the property for the duration of your stay. We also have a local manager who will be available should you need any assistance during your visit. Other things to note Registration: Our property is registered with the county. Permit # 080861 **Guests use ALL amenities at their own risk** **Must be 21 years old or older to book** **GUESTS ARE RESPONSIBLE TO PAY ANY FINES FOR BREAKING STR ORDINANCES WHILE AT THE PROPERTY ** - LIABILITY WAIVER - By booking this property, guests acknowledge and accept all risks associated with use of the property and amenities including but not limited to hot tub, wildlife, terrain, weather, outdoor amenities, theft, injury, illness, drowning, death, equipment malfunction, or natural disasters. The host, property owner, and representatives shall not be held liable for any injuries, damages, losses, accidents, or death occurring during your stay regardless of cause. - OCCUPANCY - Maximum number of guests (day or night) is 4. (Children aged 5 years old or younger do not count towards the guest count). Occupancy is strictly enforced. Any guest exceeding this limit will be asked to vacate without refund. Any fines incurred will be the responsibility of the guest. - SLEEPING - Bedroom 1 (Primary): Queen Bed w/ ensuite bathroom Bedroom 2: King Bed "Office": Queen Murphy Bed + Private Deck - PARKING - Maximum of 2 cars allowed at property per our short term rental permit. - EVENTS - Events, parties, or gatherings are not allowed without prior written consent. Events will be subject to an additional "event" fee, guests may also be asked to obtain an event permit &/or event insurance. Unauthorized events will result in immediate termination of your stay without refund. - QUIET HOURS - (10pm-7am) and occupancy limits are strictly enforced. - FIREPLACES - We have a wood burning fireplace in the living room. We do not provide firewood. - HOT TUB - You are using this at your own risk. No excessive drinking or drug usage while utilizing this amenity. You must rinse off beforehand. There is no fence around the jacuzzi, children must be supervised at all times when outdoors. No Exceptions. NO GLASS ALLOWED IN OR AROUND THE JACUZZI. IF BROKEN GLASS IS FOUND, YOU WILL BE CHARGED TO DRAIN/REFILL. - HOT TUB HEATING - Jacuzzi heating is included in your stay. There is a spa-side control panel you will use to control temperature, jets and lights. - HVAC - We have central heating/air. There is an industrial unit on the roof of the property. There is a thermostat in the living room that will allow guests to control temperature inside the home. - PETS - We do not allow pets at this property. If you have an unapproved pet, we reserve the right to charge a $500 fine. - CRITTERS - We have monthly pest control, but the remoteness of the home means you are in their habitat. Bugs, rodents, snakes etc. are common in the desert. Please make sure to keep all doors and windows shut and close them immediately after entering to ensure you aren't letting flies or other critters inside. - SMOKING - Smoking is strictly prohibited at this property. This includes smoking cigarettes, vaping, cigars, pipes or any other smoking device. Violation of the no-smoking policy will result in damage liability of up to $2,500 for any discovered damage to furniture or odors. Smoking outside OK as long as you are away from any doors and windows. You must dispose of all cigarette butts, etc. - PLUMBING - Do not put any feminine products, birth control methods, dental floss, baby wipes, paper towels, or anything besides toilet paper in the toilet. The toilets are water-saving models and don't have a strong flush - limiting the amount of toilet paper used will help prevent a clog. The Rental Property is also on a septic tank system instead of city sewage, which are prone to clogging. - TRASH - Guests must dispose of all trash and other items they brought with them in the trash cans out front. - FIRES - It is prohibited by law that any kind of open fire whatsoever. - COMMERCIAL FILMING - No professional photoshoots or filming allowed without written consent. (Location fee does apply). We have carefully curated our home and realize that our guests may film inside for social media purposes, and we appreciate being tagged or mentioned. - STEPS/STAIRS - There are 5 steps from the parking area to the front door. Once inside the home it is single-level and easy to maneuver. - CHECK-IN / CHECK-OUT - Check-in: 4:00 PM Check-out: 11:00 AM Early check-in may be available for an additional fee depending on scheduling and cleaning availability but cannot be guaranteed until after 8pm the day before arrival. Late departures, excessive cleaning, damages, missing items, or rule violations may result in additional charges. - ARRIVAL - To get to the property you will travel on dirt roads. While it is not 100% necessary to have 4x4 or an SUV/Truck, it is recommended. Especially during wet months. We also do not suggest lowered cars. - ADDITIONAL UNIT - There is an additional unit downstairs (garage) that is not accessible to guests. This is the owner's unit. There will never be anyone on the property during your stay. - GUEST EXPECTATIONS - We strive for a 5-star experience and are always available to address any issues during your stay. Guests who do not reach out during their stay to resolve concerns may limit our ability to assist. - AGREEMENT CONFIRMATION - Booking this property confirms acceptance of all house rules, county regulations, and liability terms outlined above.
