Our Christ-centered home is designed to be a warm, welcoming place where families can relax, reconnect, and make memories together. The space Sleeps 5 very comfortably, 8 if you use the trundle, pop out bed, and futon, plus a pack n' play*** extra charge for every guest more than 5. Whether you're visiting family, exploring Utah County, attending sporting events, traveling with children, or bringing your small dog along for the adventure, we've thoughtfully prepared our home to help you feel welcome and comfortable. SLEEPING ARRANGEMENTS: Our home comfortably accommodates families and groups with multiple sleeping options: 🛏 Master Bedroom – Queen Bed 🛏 Bonus Sleeping Nook connected to Master bedroom and bath – Queen Bed that sleeps 2 adults or 3 small children as it is a dual sided headboard. 🛏 Bedroom 2 – Twin Bed with Twin Trundle pull-out bed 🛏 Flex-Space: Fold-Out twin Guest Bed, and pack n play crib - designed as kids play area, but the kids sofas can be easily moved to accommodate your needs. ADDITIONAL ACCOMMODATIONS: 🛏 Living Room Futon on main floor (train noise is noticeably louder on main floor) All bedrooms are located on the 2nd story and require walking up stairs. We've got you covered! ⭐ OPTIONAL Flex space can be set up as a Children's play nook designed for children approximately 65 pounds and under with Children's sofa, Ride-on dinosaur toy, and Toy box OR set with a pop out mobile twin bed OR a pop out crib --> just let us know which setup you prefer. ⭐ Baby gate installed between the main living area and bedroom wing for added peace of mind to keep pets and children from wandering upstairs and onto carpeted areas. A CHRIST-CENTERED HOME Our home reflects our family's Christian values and includes tasteful artwork depicting Jesus Christ and uplifting subtle themes throughout the home. Guests of all backgrounds are welcome. Our goal is simply to provide a peaceful, respectful, family-centered environment where people can rest, reconnect, and enjoy their time together. We believe that our success as an air BNB and in life hinges on our faith in Jesus Christ and don't believe in taking him out of our home. ABOUT THE TRAIN We believe in being transparent so guests know exactly what to expect. Our neighborhood is located very near active train tracks. This IS noticeable and a perk for kids to watch during daylight hours. The bedrooms are located on the 2nd story of the home with sound reducing insulation and curtains so it doesn't bother most people's sleep. There are typically only 1 or 2 trains that pass at night and this typically doesn't disturb guests unless a larger train occasionally passes during the night. Guests WILL hear train sounds and occasionally feel slight vibration from larger trains at least at some point during their stay. To help ensure a restful stay, we discourage very light sleepers from booking, but as I am a light sleeper and still live here and love it, I provide my guests with everything that makes my stays here comfortable: ✔ Sound-reducing curtains ✔ White noise machines ✔ Fans in every room ✔ Complimentary earplugs (I dont need them, personally). Most guests adjust quickly, but light sleepers should be aware of the possibility of train noise. The master bedroom and bonus room/queen nook are the quietest rooms in the house. HOUSE RULES • Quiet Hours: 10:00 PM – 8:00 AM • NO SMOKING OR SMOKERS or Vaping at all in the house, yard, porch, etc. we dont want our sheets and home smelling like smoke even from your clothing. • NO Food in beds • NO drugs or doing drugs in the home or beds. Blood spots on sheets or other areas of the home due to drugs results in YOU paying for ALL new sheets, mattress protectors, or anything else exposed, and will result in a negative review, a complaint, and an extra fee for my time processed through air BNBs complaint against you (yes, this has happened). • No parties, events, or large gatherings in ir outdoors • No outdoor speakers, drinking, or parties • No guests beyond reservation count without approval • Please respect neighbors and HOA regulations • NO SMOKING or vaping inside the home, back yard, or within 200 feet of any other homes (HOA rules and people with severe asthama live here) • Guests are responsible for any HOA fines incurred due to rule violations. • No fireworks as the HOA will issue a fine that you will be responsible for. If you're good with the rules, we are happy to have you as guests! Driveway parking only - no garage access. Parking accomodates 4 cars (2 cars wide, 2 cars deep). Guests cannot park on street or park in neighbors areas (against HOA rules). A maximum of 4 standard cars allowed. If you have large trucks, you may not be able to fit more than 2 or 3 vehicles in the driveway. Other things to note Please clean up after yourselves as much as possible. This enables us to keep cleaning fees low. The standard Air BNB cleaning fee is $135 per stay, but I have reduced that immensely as it motivates guests to clean up after themselves and I am able to pass the savings onto you. Things that guests do to keep the fees low: - Wipe down surfaces - Vacuum and sweep if dirty - Pick up Children's toys and put back in toy box - Gather used dishes start the dishwasher - Gather used WHITE towels and start a load, only wash white towels together. Please do not mix black and white towels in the washer - Make sure you aren't leaving any of your food in the fridge or cupboards - Return Remotes to TVs - Bonus: Please leave bedding unmade on beds you used. I will wash all sheets with a sanitizing cleaner between guests and remake the beds. - Please turn off all fans and noise machines in bedrooms THANK YOU!!
