The space Thoughtfully designed for comfort and simplicity, Valley View Cabin offers an immersive experience in nature without sacrificing modern amenities. Large windows frame views of the surrounding mountains and open hayfields, while the cabin’s private setting provides a rare sense of quiet and seclusion. Spend your days hiking in nearby Shenandoah National Park, fishing or relaxing along the Rapidan River, or exploring Madison County’s wineries, breweries, and small towns. On the farm, explore rugged mountain trails, wander the open fields, visit the free-ranging chickens, and enjoy seasonal eggs and garden produce when available. In the evening, unwind in your private barrel sauna, prepare dinner on the Weber propane grill, or gather around the firepit beneath a sky full of stars. Valley View Cabin is ideal for couples and romantic getaways, but solo travelers seeking a peaceful and restorative escape are equally welcome. Inside the cabin: Every detail has been thoughtfully selected to provide a comfortable, simple, and elevated tiny-home experience. Sleeping and living • King-size memory foam mattress with premium linens • Comfortable sitting area and dining space • Smart TV for streaming • Bedside charging outlets and reading lights • Board games and playing cards Kitchenette • Two-burner stovetop and dishwasher • Mini-fridge without a freezer • Keurig-style coffee and latte maker • Air fryer, toaster, and electric tea kettle • Pots, pans, cooking utensils, glassware, and barware • Olive oil, salt, pepper, coffee, sugar, basic K cups. A cooler is provided because the mini-fridge does not have a freezer. Please bring a bag of ice if you plan to use it, particularly for an extended stay. What to bring • Your favorite K-Cups or additional coffee • A bag of ice if you plan to use the provided cooler • River shoes or water socks • Bug spray during the warmer months Guest access Guests are invited to explore designated areas throughout our 350-acre working farm: • A 50-acre hayfield and approximately 300 acres of mountain land • Backcountry-style 'hiking trails' throughout the property that are best in the winter months when vegetation is not present (non maintained, most are steep and rugged). • Rapidan River access for fishing and wading • Free-ranging chickens and other visiting farm animals • Fresh eggs, seasonal vegetables, and cut flowers when available Our trails are unmaintained, steep, rugged, and occasionally difficult. They are closer to backcountry paths than groomed recreational trails. Please wear appropriate footwear and explore according to your experience and physical ability. Weather and environmental conditions affect the river, trails, gardens, and seasonal farm offerings. The primary harvest season generally runs from early June through late October. The river may become shallow during the summer, and eggs, vegetables, and flowers are never guaranteed. Graves Mill Trail is located approximately five minutes from the farm and is a local favorite. I recommend it to all guests looking for an easy and enjoyable hike alongside the river. Other things to note—please read before booking • Access to the cabin includes a fairly steep walking path comparable to climbing approximately two flights of stairs. Guests with mobility limitations may find it difficult. • This is a working farm surrounded by fields, forests, mountains, water, wildlife, and livestock. Bugs are part of the environment, and some will occasionally enter the cabin—particularly between October and March. If bugs or nature frighten you, this might not be the best choice for your stay. • Starlink Wi-Fi generally provides speeds of 50+ Mbps, although brief weather-related interruptions are possible. • Cell service is limited. Wi-Fi calling generally works well once you are connected to the cabin’s internet. • The Smart TV is available for streaming through your own accounts. Cable television is not provided. • Property access requires crossing a private bridge with a 15,000-pound weight limit. Large vehicles, trailers, and RVs are not permitted. • The cabin uses well water, which may have a natural mineral taste. A filtered water pitcher is provided. • The property uses a septic system. Only toilet paper may be flushed. • A farm liability waiver must be completed before check-in. • Normal rural activity on neighboring properties may occasionally include hunting, farm equipment, or distant gunfire. • There are multiple guest homes spread throughout the property. Each is positioned for privacy, but please respect other guests and do not approach or enter the area surrounding another cabin. House rules • Maximum occupancy is two adults • All guests must be at least 21 years old • No pets; trained service animals are permitted as required by law • No parties, gatherings, or disruptive events • Quiet enjoyment is expected and the privacy of other guests must be respected • Smoking and vaping are permitted outdoors only. Smoking or vaping anything inside the cabin or sauna is prohibited. Indoor smoking will result in a $100 additional cleaning fee. Please dispose of all smoking materials safely and never discard them in the fields, woods, firepit, or on the ground. • The speed limit is strictly 10 mph throughout the farm. Guests, wildlife, livestock, farm vehicles, and free-ranging animals share our roads. Please begin slowing down before entering the property and observe the speed limit at all times. Cancellation policy • Full refund for cancellations made at least 30 days before check-in • For reservations booked fewer than 30 days before arrival, a full refund is available when canceled within 48 hours of booking and at least 14 days before check-in • 50% refund for cancellations made at least seven days before check-in • No refund for cancellations made fewer than seven days before check-in
