This beautiful house is perfect for couples, families or friends and with a downstairs bedroom with wet room, it is particularly suitable for multi-generational families or those less able. Outside you will find a large secluded and fully-enclosed south west facing garden to the rear, with a superb terrace leading out through bi-fold doors from the open-plan living area, plus private parking for two cars. Inside the cottage is very well-equipped and maintained and has a large open-plan living area with soft leather sofas and wood burning stove. This house offers lots whatever time you choose to visit. Enjoy watching movies or sport on the large flatscreen television which comes with a full Sky package for your enjoyment. The modern kitchen boasts all mod-cons and includes an electric range cooker, great for entertaining, and a dining room complete with oak table and chairs with views out to the south west facing garden. In the summer months let the outside in and enjoy alfresco dining with friends, or for early risers your morning cuppa whilst listening to bird song. Children will enjoy the local playing fields where there is play apparatus, a tennis court and 5 a-side pitch. There are also plenty of fabulous walks from the door and of course the coast path and beach a short walk away. Additional Information: One adult dog welcome, over two years of age (small additional charge). The track from the main road is shared with one other property but this won't affect your enjoyment of the cottage. The property benefits from a water softener. Duvets and pillows are synthetic. Access Note: There is a wet room and a wheeled shower chair for less able guests for use in the downstairs wet room. A Nespresso coffee machine has been added for your enjoyment. The machine uses specific Nespresso (or compatible) coffee pods and you will be provided with a starter selection of pods. If you enjoy coffee and wish to bring some pods with you they are available from all the major supermarkets as well as direct from Nespresso. First Floor: Master bedroom King-size bed, radio, hairdryer, door to En-suite Bath with shower over, separate shower cubicle, wash basin and WC. Outside: Fully-enclosed large south west facing garden to the rear which is laid to lawn with large terrace, garden furniture including table and chairs seating six, charcoal barbecue and log store. Private parking on the driveway for two cars with additional roadside parking available. Brancaster is a pretty village full of flint and brick and chalk cottages, clustered around the coast road and is known for its simply stunning sandy beach. It stretches for miles and is backed by gentle sand dunes and the famous links golf course; The Royal West Norfolk Golf Club. Seals bask on the channels and children can safely paddle in the lagoons. When the tide is out it reveals the shipwreck of the SS Vina. The sand is perfect for building sandcastles and having picnics and kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand. The Ship hotel/pub/restaurant is owned by celebrity chef Chris Couborough and offers good food and ales, whilst traditional ice cream and lollies can be had from the booth on the beach. Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous Brancaster mussels, in season when there is an 'R' in the month. With Brancaster Staithe, the neighbouring village in walking distance, you can easily stroll along the coast path to buy fresh fish from the harbour where the fishing boats land their catch. Or head to two of the best dining pubs around, the White Horse with its stunning terrace with sunset views towards Scolt Head Island or the family-friendly Jolly Sailors. There is also a shop, petrol station and supermarket, artisan shops, Fat Face and pop-up shops here. For days out, head to Burnham Market with its boutiques, galleries and eateries or go slightly further afield and pay a visit to Wells-next-the-Sea where you can shop in bustling Staithe Street, head to the beach or crab from the quay. Holkham Hall with its stunning beach, Houghton Hall and HM The King's Sandringham private residence are not far away For those interested in wildlife or birdlife, make sure you visit the RSPB reserves at nearby Titchwell or Snettisham, where you can explore the reserve and appreciate the fabulous bird and wildlife that frequent the area.
