Pet-Friendly Retreat | Huge Yard, Sauna & Fire Pit

Relax and recharge at this pet-friendly Southwest Virginia retreat. Enjoy coffee on the spacious front porch, unwind in the private infrared sauna, or gather around the fire pit under the stars. Deer often visit the large yard. Minutes from the Middle Fork Holston River, Hungry Mother State Park, Emory & Henry School of Health Sciences, and the hospital. A short drive to the Appalachian Trail, Creeper Trail, and Mount Rogers. Includes Wi-Fi, a Level 2 EV charger, washer/dryer, and dishwasher. The space BOOKING REQUIREMENTS The primary guest making the reservation must be at least 25 years old and must remain at the property for the duration of the booked stay. Reservations may not be made on behalf of another person, and only registered guests are permitted to stay overnight unless approved by the host. GUEST INFORMATION After your reservation is confirmed, we'll send a brief message requesting the full name and age of each guest, along with the breed and approximate weight of any pets. This information helps us verify occupancy, prepare the home appropriately, provide relevant safety information when needed, and maintain accurate guest records. FULLY EQUIPPED KITCHEN The kitchen is thoughtfully stocked with much more than the basics, making it easy to prepare everything from a quick breakfast to a family dinner. In addition to dinnerware, glassware, silverware, pots, and pans, you'll find wine glasses, a blender, food processor, spice grinder, air fryer, quality knives, cutting boards, baking pans, casserole dishes, colander, strainers, cookie sheets, crock pot, and a variety of cooking utensils. Whether you're preparing a simple meal or your favorite recipe, you'll have the tools you need. SOLAR PANELS The home is equipped with solar panels but remains connected to the electric utility grid. Power is supplied through the grid like a typical home. OTHER ROOMS The primary bedroom features a king bed and a private half bath. The second bedroom includes two single beds. A full bathroom with a tub is located on the main floor. INFRARED SAUNA The home features a private one-person infrared sauna for your enjoyment. Please read and follow all posted operating instructions before use. For your safety, use the sauna only if you are in good health and discontinue use immediately if you feel unwell. If you are pregnant or have a medical condition, consult your healthcare provider before using the sauna. TRASH Please place all bagged trash in the large outdoor trash bin and be sure to secure the lid to help keep out wildlife. Trash collection is on Thursdays. If your stay is more than 4 nights and includes Thursday morning, we would appreciate it if you could place the trash bin next to the mailbox by 7:30 a.m. for pickup. If your stay is 4 nights or less, please leave the trash bin where it is—there's no need to move it to the mailbox. Thank you for your help! WILDLIFE Deer, rabbits, raccoons, groundhogs, opossums, and occasionally bear visit the property, especially during the early morning and evening hours. ELECTRIC VEHICLE (EV) CHARGING Planning to charge your EV during your stay? Just let us know before you arrive, and we'll provide the access code for the Level 2 charger prior to check-in. The property offers a Level 2 EV charger (up to 32 amps / 7.6 kW) for guest use. The charger is compatible with all vehicles equipped with a J1772 charging port. Tesla vehicles require a J1772 adapter (not provided) to use the charger. Please note that actual charging speed depends on your vehicle's onboard charger (OBC). While the charging station can deliver up to 7.6 kW, your vehicle may charge at a lower rate based on its design. Refer to your owner's manual for your vehicle's maximum Level 2 charging capability. When charging your electric vehicle, please leave the utility cabinet door open to allow for proper ventilation and help prevent the charger from overheating. Close and lock (randomize the combination) the cabinet between use. DISHWASHER & WASHER The dishwasher and clothes washer share the same drain line. While an overflow is unlikely, it is possible if both appliances drain at the same time. To avoid this, please run the dishwasher and washing machine separately rather than simultaneously. Thank you for your cooperation! DISHWASHER OPERATION Scrape and rinse dishes prior to loading into the dishwasher. The dishwasher controls are located on the top edge of the door and are only visible when the door is open. Select your desired cycle, press Start, then close the door firmly. The dishwasher will begin its cycle automatically once the door is closed. PETS We welcome well-behaved dogs and cats weighing 60 pounds or less. Please clean up after your pet, including vacuuming pet hair if needed, and keep your pet under control at all times. Pets may not be left unattended unless they are comfortably crated indoors, secured in an outdoor crate, or safely tethered outside. Please keep pets off beds and upholstered furniture and promptly clean up all pet waste from the yard before checkout. Guest access EXCLUSIVE ACCESS Guests have exclusive access to the entire home, front porch, yard, fire pit, charcoal grill, infrared sauna, garden, and on-site parking. Please make yourself at home and enjoy all the property has to offer. Any locked storage areas are reserved for the host and are not part of the rental. SELF CHECK-IN Enjoy the convenience of self check-in with a secure keypad entry. A unique access code is automatically generated for each reservation and will be sent to you before check-in. Your personal code will remain active for the duration of your stay, allowing you to arrive at your convenience without the need to coordinate key pickup. WOOD STOVE IN LIVING ROOM (Not Available for Use) For the safety of our guests and to simplify your stay, the wood stove is **not available for guest use**. It is secured and locked at all times. Please do not attempt to open or operate the stove. The home is comfortably heated using its primary heating system, so there is no need to use the wood stove. FIRE PIT & FIREWOOD You're welcome to enjoy the outdoor fire pit during your stay. Firewood is often available by gathering fallen branches and dead wood from the wooded area behind the house. Please collect only fallen wood and do not cut or damage standing trees. Burn only natural firewood. When gathering firewood, be aware that poison ivy may be present in the woods. We recommend wearing closed-toe shoes and long pants if you choose to explore the area. Please ensure all fires are fully extinguished before leaving the fire pit unattended or at the end of the evening. CHARCOAL GRILL You're welcome to use the charcoal grill during your stay. Please never leave the grill unattended while hot. **Never** place hot or cold charcoal, ashes, or grill contents in the trash. Dispose of all charcoal and ashes in the **fire pit only**, and ensure they are completely extinguished before leaving the property. PRIVATE ROAD A portion of Water Mill Road on the south side of the church intersection, leading toward the river, is private property. Please do not walk or drive on this section of the road. Thank you for respecting our neighbors' privacy. Other things to note GOOD TO KNOW Our location offers convenient access to town, the hospital, and nearby attractions. As a result, guests will hear traffic from Interstate 81, Lee Highway, passing trains, and/or daytime activity from a nearby law enforcement-only training facility (shooting range). For light sleepers, we provide both a fan and a sound machine. The Town of Marion's clean **drinking water** treatment facility is located next door. It is well maintained, operates quietly, and does not produce noticeable odors. No smoking or vaping is permitted inside the home or on the front porch. Guests who wish to smoke must do so outdoors far away from the house. FAMILY SAFETY INFORMATION Working smoke and carbon monoxide detectors are installed in the home. The staircase is steeper than those found in many newer homes. Young children should be closely supervised when using the stairs. A child safety gate is not provided. The Middle Fork Holston River is located approximately 200 yards from the property beyond a wooded area. Children should be supervised while outdoors. The home is not specifically childproofed. Parents and guardians are responsible for determining whether the property is suitable for their family's needs and for supervising children at all times. Guests traveling with infants or young children should bring any specialty safety equipment they may require, including stair gates, outlet covers, cabinet locks, or other childproofing devices.
