Marsh Mellow House is a beautiful and spacious property, recently renovated to a high standard for a comfortable stay. Enjoy easy access to nearby pubs, coffee shops, and restaurants. A three-minute walk will take you to the Boardwalk across the marshes, perfect for a scenic walk to Brancaster Beach or Brancaster Staithe. The property also features off-street parking, a private, fully fenced garden, and convenient access to the dog-friendly beach, which is open year-round. Pass through the fields on the path; the Boardwalk is at the end of the field through a second gate. Note that Branodunum Fort is one of the Saxon Shore Forts. Beach and Outdoor Toys: We provide a selection of beach and outdoor toys for you to enjoy, located in the outdoor storage unit. Kindly use them with care, and please inform us if anything is lost or damaged so we can ensure it's ready for our next guests. Neighbours: Please be considerate of our next-door neighbours, who are permanent residents, by keeping noise levels down in the evenings and early mornings. Brancaster Beach: This beautiful sandy beach welcomes dogs year-round and includes a dog-free zone for families. Always check the tide times, as the beach road and car park are prone to flooding. The beach is a short walk from the house (20 minutes from door to sand) via the road/footpath or the boardwalk—both flat, easy routes. Coastliner Bus: The Coastliner bus service is excellent, with the closest stop just a two-minute walk from the house on Main Road, accessible via the cut-through path directly opposite the house. This reliable route connects to numerous local attractions. Local Post Office & Shop: Brancaster Stores & Post Office is open daily from 9 am to 5 pm, offering a good range of essentials and fresh coffee—perfect for early mornings at the play area with the kids. * **Playing Fields:** The playing fields at Brancaster Stores & Post Office are a fantastic amenity, featuring a play area, football pitch, table tennis, and a pay-as-you-go tennis court (honor system). Please bring your own rackets and balls. * **Supermarkets:** Deepdale Stores offers a wider variety of groceries, including many pre-prepared meals. Additionally, several supermarkets provide delivery services. * **Electric Vehicles:** For safety reasons, please do not charge electric vehicles at the property, as we lack the appropriate charging facilities and it poses a fire risk. Tesla chargers are available locally, though their functionality can vary. Designated charging stations can be found at Burnham Market and Hunstanton (BP Pulse). * **Petrol Station:** You can find a petrol station at Deepdale Stores in Brancaster Staithe. ** Every fortnight on Mondays we have a gardener attend to the front garden, every now and again they access the rear garden to weed.
