This includes all indoor living spaces, bedrooms, bathrooms, kitchen, and laundry, as well as the outdoor areas such as the front yard, driveway, backyard & garden, deck, and private saltwater pool. By confirming your booking, you agree to the house rules below: Parking: On-site parking is available at the property for your convenience. Check-in/Check-out: Details will be sent automatically 1 day before arrival via app link. Check-out instructions will also be sent before departure. Same-day bookings may not be ready by 3 pm check-in time. Please message us before booking. Early check-in requests must be made at least 1 day in advance and are subject to availability. Late check-out requests must also be made at least 1 day in advance. Check-outs after 11 am may incur an extra half-day charge. Rebookings are subject to availability and current nightly rates. Guest Count: Please ensure the correct number of guests (including infants) is entered at the time of booking so we can prepare the appropriate linen and essentials. Parties and large gatherings are strictly not permitted on the property. No Unregistered Guests: All individuals must be officially registered on the reservation before arrival for insurance, safety, and proper turnover preparation. Only the guests explicitly listed on the booking confirmation are permitted on the property at any time. Unauthorised overnight guests may result in a penalty fee or immediate cancellation of the stay. Bed Configuration: The single bed in the second bedroom/kids’ room can be converted into a King bed. Please let us know in advance if you would like it set up this way for your stay. Call-Out Fee: Please keep the property key safe at all times. Lost keys/emergency callouts incur fees from $150 AUD. Cleanliness: We kindly ask guests to treat the home with care and leave it in a reasonably tidy condition upon check-out. Please clean the oven after use to avoid stains and odours. Extra cleaning fees may apply if left dirty. Professional Cleaning: All bed linens and towels are professionally laundered through a trusted commercial service. Pool: Please note that the pool is not heated, so comfort may vary by season. From time to time, it may also be unavailable due to maintenance. Please follow the council waste collection schedule: Collection day: Friday morning Bins out: Thursday night by the roadside Bin types: Red lid: General waste Green lid: Garden/organics Yellow lid: Recycling (fortnightly) Please ensure correct sorting as per the labels.
