This house has direct walking access into the New Forest National Park. A charming detached period house set back from the forest road with a lovely garden, stables and 1/2 acre paddock, the garden gate leads you out into New Forest, just a short walk from Linford Bottom. Dogs welcome. Requests to bring horses will be considered and are by prior arrangement with owner (we cannot always accommodate). 4 bedrooms, comfortably sleeps 7. Plenty of free parking. The space The perfect place to relax, you can walk for miles in the beautiful forest and the beach is only a 30-min drive away. This secluded family home has extensive gardens, outdoor furniture and is a short walk from the stream at Linford Bottom (not directly adjoining the enclosed gardens). It's lovely sitting out listening to the birdsong in the afternoons Guest access Full access to the house and gardens. Paddock and stables upon request. Other things to note Check in is strictly after 4pm on the day of your booking. Check out is strictly by 10am on the last day of your booking. Dogs are welcome. Please consider taking them a few yards into the forest to do their business, otherwise we expect guests to clean up after their dogs in the garden if necessary. Dogs are not allowed upstairs or in the carpeted areas. Dog friendly tiled floors are present in the kitchen and utility room. We recommend bringing them a comfortable bed to sleep on. The house does not have a phone landline, but most mobile phones do have a signal. There is WiFi, a blu-ray player and TV. There is a downstairs W/C, but all showers and bedrooms are located on the first floor, accessed via a staircase with a secure handrail. As we are on a septic tank - please do not flush any hygiene products down the toilet. FIRE SAFETY The house has two fire exits, front and utility doors. The utility door is to be used as the principle access to the property as there is space for muddy boots, coats and paws. The door opens using a key stored in the adjacent lock box (never take the key out of the property on walks, return it to the lock box). The door can be easily opened from the inside without a key in case of emergency. The apparent front door is NOT the principle access and has no key, but can easily be opened from the inside using the thumb lock in case of emergency. ENSURE THE FRONT DOOR REMAINS LOCKED FOR SECURITY. There is also an additional set of glass doors leading directly out the back of the kitchen. There is a fire-extinguisher and fire blanket located in the kitchen cupboard to the left of the oven. There is an additional fire blanket located next to the old lounge fire place. NOTE THIS IS NOT AN ACTIVE FIREPLACE. NO FIRES MAY BE LIT ANYWHERE ON THE PROPERTY. CANDLES, SMOKING AND VAPING ARE ALSO PROHIBITED. In case of a fire, raise the alarm and immediately exit the property to the furthest end of the driveway next to the road. Please note there is a large oil tank near to the house. Call 999 and do not attempt to re-enter the property. There is no music system or BBQ, although you are welcome to bring your own. The property has a TV licence. If you wish to use a streaming service, please consider bringing a laptop and connecting cable to connect it to our TV, which has a HDMI connection point. As of May 2019 we have honey bees in the roof. These are protected by law and cannot be killed or moved. They are not aggressive and are outside the house. Anyone with severe reactions to stings needs to be vigilant. We are constantly aiming to improve and update this much loved family holiday home. We've done a lot behind the scenes in recent years (plumbing, electrics, sewage system, re-roofing, new windows, wifi installation etc) as well as more recently updating the exterior and interior paint work.
