Rose Cottage is a traditionally built stone barn conversion set within the curtilage of the Grade II listed 35 acre Woodlands Manor Farm estate. The ground floor entrance hall leads to a spacious open plan living area with an ultra high-def Smart TV and Blue-ray player. a shower room with WC and hand basin and the stairs leading to the first floor under which is a large storage cupboard with freezer. The space The open plan living area comprises of a large well-equipped kitchen a 10-seat farmhouse dining area and a lounge with a stone fireplace and log burner. Steps lead to the first-floor king size double bedroom with views out to the orchard. At the top of the stairs is a stair gate and the landing leads to another lounge with panoramic views of the surrounding countryside, three further bedrooms and a bathroom with bath/shower a WC and handbasin. The largest upstairs bedroom has a king sized four poster, the other two are twin singles. The kitchen is equipped with a ceramic hob, electric oven, fridge freezer, microwave and dishwasher. A laundry room includes a washing machine and tumble drier. Both lounges have smart TV’s and blu-ray players. A wide range of baby friendly equipment can be supplied upon request (cot, high chair, changing mat, nappy bin, steriliser, etc) . Linen, 2 towels per person, oil fired central heating, electricity, wi-fi and the first basket of logs are all provided free of charge. There is shared access to a large indoor heated swimming pool, a games room, softplay area, outdoor play and picnic area. As a small-scale working farm visitors can meet the friendly farm animals: sheep, pigs, chickens and horses, regular talks are arranged for groups that want to learn about the daily farm routine. The estate also boasts a 15 acre ancient woodland, which is alive with wild flowers, birds and a meandering stream. The estate is also surrounded by unspoiled open countryside and beautiful walks and cycle rides. The land borders the Coombe Valley (AONB) where the river enters the sea at our nearest beach National Trust beach Duckpool, which is 1.5 miles away. Nearby surfing at the local beaches is some of the best in the country and the owners will be happy to arrange surfing lessons on request. There is plenty of off-road parking space and open space for all to enjoy. WIFI and first basket of wood provided free.
