The space Highcross is extremley spacious with the kitchen / diner being the centre point of the house which is a great place for the families to gather . It has a spance of bi-fold doors opening onto the patio area with garden furniture and BBQ. The children can enjoy the games /childrens room which is located from the kitchen area with a TV/Xbox and many board games to keep them happy and a playhouse situated to the side part of the garden both of which can be easily seen from the kitchen area. At the other end of the ground floor you have the sitting room which also has use of an open fire which is great for those chilly winter nights ! This room is also great for some piece an quiet from the rest of the house. Upstairs the house is extremley spacious with the main bedroom benefiting from an en-suite shower room room with double size walk in shower cubicle and enclosed bath. This room also benefites from a balcony overlooking the grounds great for a coffee in the morning or a glass of wine in the evening ! Here you can keep an eye on the children enjoying the large gardens with football goals, table tennis and badminton and the large trampoline . Along the hall you have bedrooms 2,3 & 4 and a large family bathroom with enclosed bath with power shower and screen. ! At the back of the house you will fiind bedrooms 5 & 6 and a shower room. This can be shut off for more privacy from the rest of the house. Outside to the front of the house on the front terrace there is a covered verandah area with comfy seating with cushions, ceiling lights and a heater. Please note bedroom 4 has 3 x bunk beds which are only suitable for children in the top bunks. The bottom bunk would be find for adults. Bedroom 7 (HIghcross hideaway) This is separate from the main house and sits above the garage. With it own entrance door there are stairs to a bedroom with double bed, shower room with corner shower, wash hand basin and low level WC, small TV (BASIC CHANNELS) Tea/coffee making facility. Ideal for guests wanting privacy Guests that request the garage room will be charged an additional £50 per night. Please request this when making your enquiry. The house can sleep 18 in the main house with the use of trundle beds. The garage room is additional to sleep 2 It is important that you state the number of adults and children when making your request as over occupancy will not be allowed. Guest access The whole house and surround gardens are available for guests to use. Garage room bedroom 7th in the listing. to sleep 2 (extra charge of £100) There is parking on the driveway for up to 5 cars and the house is surrounded by a fence and gates for privacy. Other things to note Weekend stays 4pm check-in Friday - 5pm check-out Sunday We do encourage small family celebrations only , However, please note that Highcross is not a party house as it is in a very quiet area of Frinton with adjoining neighbours therefore noise needs to be kept to a minimum. We ask that you respect the neighbours by keeping the noise low after 9pm in the grounds and after 11pm inside the house. No Hendos or stag do's / no foul language, no noisy parties, no fireworks or fire lanterns should be used within the grounds of the house due to close proximity of neighbouring homes. The landlord advises that items advertised or shown in pictures are subject to availability only and the Landlord or agents will not accept liability or be held responsible if unavailable for reasons such as, previous tenant damage, weather conditions or fair wear and tear leading to health and safety concerns. We aim to replace or repair anything effected within a reasonable time frame subject to availability, however, this cannot always be guaranteed.
