Family-friendly, pet-free cottage suits a mix of adults (max 6) & children/infants (totalling max 8). Roll out of a king bed & enjoy a coffee on the private upper deck off the principal bedroom. Wander down to the main floor to panoramic views of the river, listen to a symphony of birds & watch the chipmunks at play. So much to see & do in the area or plan a day of water play & hiking right here. Evenings present the most beautiful sunsets. Count the fireflies around the campfire. The space The cottage has three floors. Each floor has a river side viewing area with glass railings so you don't miss a thing! The main floor has a kitchen, breakfast table, living room / coffee bar, a bedroom and 4-piece bathroom. The large north-facing deck has a table for eight, a propane BBQ, a two person lounge set and a patio box for the cushions. Kitchen is complete with a carefully selected collection of dishware, glassware, silverware, cookware and prep tools. Additionally, there is a waffle maker, grill, Blendtec blender, toaster, kettle and most importantly a 12 cup coffee maker and Keurig single cup coffee maker. Upstairs you'll find the principal bedroom with a king bed, bedside tables with charging ports, an eight drawer double dresser and a dedicated work space (table and chair). Access the upper deck with reclining lounging chairs through the patio doors. Across the hall is the second bedroom with two queen beds and a small dresser - perfect for two adults or up to four children. Downstairs has a large brick propane fireplace, a king size pull down couch, a 55 inch Smart TV where you can stream your Netflix (or connect via bluetooth to play your music), a beverage centre (with small fridge), games and books and a walk-out to the patio. The patio has a coffee table, a sectional couch - great for napping - and a patio box to hold all the cushions and pillows. Guest access Hastings is a four minute drive away or if you prefer, the Trans Canada Trail is available across the road and you can enjoy a beautiful walk into town for coffee or ice cream in about 40 minutes (or 15 minutes if you bring your bike). Campbellford is an easy 12 minute drive for more stores, restaurants and services. The marina is one minute away and you can launch your boat there. Other things to note The property has a small sandy beach area suitable for children to play or for getting into the kayaks, stand-up paddle boards or the pedal boat. This beach area is kept clear of weeds. The river is shallow making the water warm. The water at the end of the dock fluctuates and sometimes is about waist deep and other times shoulder deep. There is an island directly across from the cottage that is fun to paddle around. There are so many birds, chipmunks, squirrels and loads of animals such as mink, otter, turtles etc. Shhh - you can literally see the fish swimming right from the dock. Morning coffee has never been this much fun. Night time brings amazing sunsets and there's a fire bowl where you can enjoy the consummate Canadian summer evening delight: the camp fire. Enjoy your s'mores and count the fire flies.
