Coach House at Oaks Barn Farm recently used for filming of Come Dine With Me, it combines robust eco-friendly principles with stylish accommodation, which is unique & surprisingly spacious. Sleeps up to 6 guests in 3 double bedrooms. An additional person can be accommodated with prior consent. Sitting in a beautiful rural location just ten minutes from historic Stratford-Upon-Avon, this welcoming holiday home is an excellent base for exploring many fantastic attractions in and around the area. The space Coach House sleeps up to 6 guests in 3 bedrooms (TV to each room) with full central heating and WiFi. Open-plan living area with space to cook, dine and relax. Fully fitted kitchen is equipped with electric oven, four-ring ceramic hob, fridge, freezer, a good complement of utensils and cooking equipment. Comfy settees allows you to relax in front of the wall-mounted smart television with Freeview channels and a dining table which seats 6 guests. 2 bathrooms one with a shower and one that is en-suite which has a full sized bath. This welcoming holiday retreat provides guests with everything needed to relax and unwind. Outside: Patio table for 6, outdoor furniture, salt water hot tub (extra charge please see details below), kandi fire bowl and BBQ (charcoal). Free secure off-road parking. Optional extras; Add a Salt water hot tub to your stay: There is a salt water hot tub to the Coach House garden. It is available for your own personal use at an additional cost of £150 per stay per hot tub payable locally based on a 2 night stay, for each additional night there is a cost of £25. We empty the spa and refill it for each party coming in. The price includes 1200 litres of water, refill of salt and enough Kw of electricity to heat it. Providing you replace the cover and turn off the jets when it is not in use you will not run out of your allocated amount of electric units. Because we have other guests on the farm by replacing the cover after use it keeps everyone safe. Children must be accompanied.  We have chosen a chemical free Hot spa which is in line with our green policy.  It is a fantastic place to sit at night watching the stars. Pizza experience Can be added to your stay at an additional charge, minimum of 6 people. Knife and Axe throwing Can be added to your stay at an additional charge, minimum of 6 people. In line with our green tourism policy, we actively promote the efficient use of energy. The cost of rental includes 14 units of electricity per night's stay (100 units per week pro rata), which is sufficient for normal consumption and 0.5 cubic metres per day of gas. Additional units used are charged at cost: 12.5p per kWh for electricity and cost of £2.56 per cubic meter for gas, both by meter reading. Any excess utility charges are deducted from the deposit. House rules Salt water hot tub Each of our properties has its own Salt water hot tub these can be added to your stay, the price is £150 based on a 2-night booking and additional nights can be added for £25 per night* We cannot be held responsible for your safety whilst you are using the Salt water hot tub. You will be held responsible for any damage to the Salt water hot tub and will be invoiced accordingly unless the security deposit covers this cost. 
If the water level is below the jets and water intake the Salt water hot tub must not be used, this may cause damage to the pump which you will be charged for. If you require us to re-fill the Salt water hot tub for a 2nd time a further amount of £150 will be charged. Pets This listing says pets are allowed free, please ignore this because there is a charge of £50 as detailed above. This is so that you do not incur any additional commission charges. Guest access There are electric gates to the farm, you will be required to provide a mobile number per car to allow you to gain entry. It does not cost you to ring the gate. Please ensure the number you provide is not a withheld number otherwise the gate will not recognise the number and will not open. The property is secure which is particularly useful to contractors. We have close circuit tv; one camera on the car park, front gate, and back area of Shepherds View. Other things to note The owners are able to do a service wash for a nominal charge should you need items laundered whilst away. All utilities, linen and towels are included. Coach House is non-smoking. Dogs are accepted but as this is a small working farm, there are strict rules which must be agreed to before booking (an additional charge of £50 applies). The owners can arrange air-rifle shooting.
