Double room + breakfast in 1712 cottage + views

You would be a guest in our characterful farmhouse, dating from 1712. We live in a quiet location with spectacular views. We are only ten minutes walk to the village of Ashover. The property enjoys walking trails from the door along county lanes. WE HAVE AMPLE PARKING IMPORTANT: If guests book one of the rooms, the other room will NOT be made available to other families. PLEASE NOTE, SORRY BUT WE DO NOT ACCEPT ANY GUEST PETS PLEASE NOTE THAT A CAR IS ESSENTIAL AS WE ARE QUITE RURAL The space We offer guests a bright and airy double room with wifi, TV, tea/coffee facilities and lovely countryside views. The double bedroom has sole use of its own bathroom with large modern shower and slipper bath. We offer guests a simple continental breakfast of cereal, bread, fruit and yogurt. Guests are also welcome to use the kitchen, equipped with microwave, fridge, oven and toaster, in order to prepare their own meals and snacks. Guests will have their own kitchen work surface area with their own crockery, cutlery, kettle handtowels etc. There is a kitchen table to eat at, or you may wish to eat "al fresco" at the tables in one of our two gardens or sit in the garden and enjoy a coffee with a good book. THE KITCHEN ALSO HAS 3 EXTRA CHAIRS FOR GUEST USE There is a patio table in the front garden to catch the morning sun and also a dining table in the back garden for the evening sun. These areas are solely for guest use. We kindly ask guests to please not eat meals in the bedrooms, but to make use of the kitchen facilities provided downstairs. Guests will be able to access the kitchen for their own use, for preparing drinks and meals. They are also able to use the washing machine and dryer in the laundry room and also use the gardens for outdoor seating or dining. We do have rather steep, shallow stairs. There are also other steps located around the property. We have a cat, in case anyone is allergic to pets. We do have some low beams. These are clearly marked with hazard tape. Guest access Guests have shared access to the kitchen and all its facilities, plus the laundry room and the garden. In the garden, guests will have sole use of two seating areas with table and chairs. During your stay We are a mother and daughter team. Although one of us is working mostly during the day, we should be around after 3pm to check guests in. Also, we can be flexible with this and an earlier check in can be arranged, if prior arrangements are made. Other things to note We do have quite steep, shallow stairs and a few other steps around the property. The beams are quite low in some places. We do have a cat, in case any one has allergies.
