Before you dive in, here’s a unique feature of our cottage: Spring, autumn, and winter are the stove seasons in Karolinenhof. During these months, our heating is set to a sustainable 18 degrees Celsius. For a warmer atmosphere, our two efficient wood stoves with romantic glass doors can be used to heat the place. These stoves warm several rooms simultaneously and are conveniently fueled with wood briquettes, which we provide. Of course, we’ll give you a thorough introduction and a step-by-step guide for using the stoves. Fifteen years ago, we found a small piece of happiness here. Our three-sided farmstead, built in 1820, is set on a 3-hectare property with a stunning garden that enchanted us even before the renovation. The artist Eva-Maria Hagen entrusted it to us to preserve and fill with life. We share our private estate with family and friends, and when we’re not "outdoors," we want others to experience it and leave behind the stress and hustle of everyday life for a moment. Just a 1.5-hour drive from Berlin, our three-sided farmstead with its rose-covered main house, vine-clad fieldstone outbuilding, wood shed, and barn is nestled within a nature reserve, only a few minutes from the beautiful Kuhzer See. As you arrive, the Karolinenhof Cottage will greet you with its white facade shining through the trees. If you appreciate nature and tranquility, you will love it here! Relax and unwind: read books in peace and seclusion, nap in the hammock, eat, grill, cook, bathe, swim, let your soul dangle, chat, meditate, practice yoga on the lawn, go on bike tours, explore the area, listen to birdsong, sit by the fire, and gaze at the stars at night... all of this creates 100% relaxation. The house contributes as well—simple yet cozy, without much fuss, and with lots of atmosphere, it’s almost like a monastery for the soul. Our house is best suited for families or groups of up to 8 people. With virtually no car traffic here and the property fenced in, children can roam freely. The swimming area is about 20-25 minutes on foot or 8-10 minutes by bike. THE COTTAGE INTERIOR Step through the Klönschnack door and the approximately 150 square meters are all yours! A small warning upfront: Watch your head! The cottage has low door frames, a historical feature we've preserved. Straight ahead, you’ll find the small but charming kitchen with a Swedish bench in front of the stove. If the days are cooler, the stove can be fired up in addition to the regular heating. Wood briquettes are ready to use. The stove centrally heats the kitchen, "Peter" room, and living/dining room. We’ve put great care into renovating the farmstead with natural, eco-friendly materials. All walls are solid and plastered with lime, the floors are made of regional pine, and everything painted is done with linseed oil paint. The entire house has shutters for a shady siesta and to keep the morning sun from waking you too early. The high-quality furnishings, including designer furniture, art, and stylish antiques, were carefully selected. All beds have high-quality innerspring mattresses and are made up with white hotel-quality fitted sheets. Pillows and duvet inserts are provided on the beds. However, please note that bed linen (duvet covers and pillowcases) and towels are NOT included in the booking; please bring these items with you. KITCHEN & PANTRY At the small early riser’s table for your first morning coffee, you can sit comfortably while the coffee water simmers on the stove. The kitchen is fully equipped and has everything you need for cooking and baking. From breakfast eggs (available from Martin*) to roast duck (bring your own), everything can be prepared here on the French Lacanche professional gas stove. And the Miele dishwasher takes care of the dirty work. The pantry, the coolest spot in the house, is located right next to the kitchen and houses a professional fridge, washing machine, and dryer. With the short distance between the kitchen and the outdoor summer table, you can always dine outside under the farm’s trees in spring and summer. *Martin and Melitta are our lovely neighbors nearby—always on the move, tending to their small self-sufficient farm with free-range cows, calves, and chickens. The cows with their calves often wander across our large meadow to the fenced orchard to say hello! PANTRY Yummy, yummy! Here, you’ll find a large fridge-freezer, a bottle rack, and our large, ancient pantry cabinet from the 17th century. In Milmersdorf, Templin, or Prenzlau, you can shop for groceries. A list of shopping options and tips on the emerging restaurant and café scene in the area is available for you. You’re welcome to pick and enjoy the fruits from our many fruit trees and berry bushes for your daily needs. BLUE ROOM (Living/Dining Room) The Blue Room with a cozy sofa and two armchairs that you’ll never want to get up from—perfect for endless reading. The large dining table seats 8 people for sociable meals or game nights. Upon request, we can also provide high chairs for toddlers. You’re welcome to read the books found in every room, but please return them, even if you haven’t finished— they’ll be waiting for you on your next visit! If digital detox isn’t your thing, you can use the 43" UHD TV with satellite reception and our high-performance 300 Mbit LTE Wi-Fi for home office & co. In the antique bread cupboard, you’ll find toys and games for both children and adults. There’s just one rule: no cheating, and treat our belongings with care. YELLOW ROOM (Bedroom for 2 Adults) Sleep or perhaps finally write that book you’ve always wanted to? Both are possible here. The very cozy antique farmhouse beds let you sleep in until late. Don’t worry, that applies to all the beds... there’s no need to argue over rooms. The long desk is the perfect spot for all your ideas, and the farmhouse wardrobe has space for your clothes and fleece blankets for outdoor use. The Yellow Room has direct access to the spacious bathroom. WAL & FUCHS BATHROOM In our large, romantic bathroom with a sink, toilet, and bathtub (with showerhead), you’ll find toilet paper, a hairdryer, soap, and shampoo. You can dry your towels outside. Behind the house, the drying rack is eagerly waiting. WHITE ROOM (Bedroom for 2 Adults) Reduce to the max. - in this room, you can find peace undisturbed by external stimuli. Sleep heavenly and recharge your batteries—forget the stress of the city and everyday life. Cool in summer and cozy in winter. Your belongings are well-kept in the farmhouse wardrobe and on the clothes hooks. This room also has access to the bathroom and pantry—in case you fancy a late-night snack from the cake. PETER ROOM (Bedroom for 2 Adults and 1 Child & Travel Baby Bed) Named by our children in memory of their dear godfather. Super cozy with a 160x200 bed and a passage to another small room with a child’s bed (80x180) & travel baby bed (120x60 cm), as well as a changing mat, clothes hooks, and a dresser. STUDIO WITH BED, KITCHEN, AND BATH (Bedroom for 2 Adults) In the studio (where much painting used to be done), you’ll find a cozy double bed, another kitchen, and a second bathroom with a shower. The studio has its own entrance and a lockable connecting door to the rest of the house. This allows for a nice layout within larger families or groups, offering plenty of privacy. There’s also a lovely stove with a large glass door for a romantic fire. OUTDOOR AREA Living outside! A dream of roses, lilac, lavender, fruit trees, berry bushes, and mighty trees for midday shade. Here, everyone can find their spot. Outside, you’ll also find high-quality and comfortable outdoor furniture. At the large dining table, which seats 8, you can start the morning under the farm tree in comfort. Well-fueled, everyone can do as they please... nap on one of the 5 comfortable sun loungers or 3 hammocks, end the day with a sundowner on the spacious terrace by the studio, chill on the large sofa with an armchair under the linden tree, fire up the professional grill for regular or low & slow grilling, read in peace, feast, swim, go stand-up paddling, balance on the slackline, let your soul dangle, chat, daydream, practice yoga on the lawn, go on bike tours, take trips, ride horses, paddle a canoe, listen to the birds, or sunbathe. No one will watch you here—except the neighboring cows or geese, who sometimes visit the fence for a little hello. At night, you can admire the stars here—it’s still dark enough to see deep into the universe. A part of the farmstead is paved with fieldstones, which comfortably retain the day’s heat and slowly release it in the evening. So, the evening can slowly wind down by the fire pit, or you can sit on the courtyard wall, chat comfortably, and gaze into the garden. FOR SWIMMERS, EXPLORERS & THE ACTIVE Like in Bullerbü, it takes about 20-25 minutes on foot via a romantic country lane to reach the lake or the Pappelwerder riding stable. The swimming spot is at a Lanke of the Kuhzer See. From there, you can start long tours across the large lake with your own paddleboard or canoe. In the surrounding area, there are countless opportunities for interesting excursions, cultural events, and sporting activities. Information brochures are available for you in the house. Around the house, there are all kinds of fun activities for both young and old. For example, the little ones enjoy camping in the garden or climbing into the treehouse. Swinging on the large linden tree – and only the sky is the limit. For everyone else, there’s a slackline, basketball hoop, beach or badminton for entertainment. Only our newly planted garden residents can’t handle football quite yet. You can find restaurants, for example, in Boitzenburg at "Grüner Baum" and "Brauerei im Marstall," where those with a sweet tooth can enjoy delicious homemade cakes and tasty coffee. In Haßleben, "Francesco" serves excellent pizza from a stone oven with fresh Boitzenburger beer, and in Prenzlau, you can dine at "Am Kap" right by the lake. WE CAN'T WAIT TO WELCOME YOU! Guest access You have the entire house with approx. 120 m2 on a plot of 30,000 m2 with a garden, woods and pastures just for you. Other things to note WHAT TO EXPECT: - An old, carefully renovated house with lots of historical furniture - Partially very low door frames in the house - larger people have to be careful not to bump their heads - A near-natural farm garden where we regularly mow the lawn, but also leave a lot around it for birds, animals and insects that share the garden with you - A very private location with only a few neighbors at a good distance - so you have your peace of mind, but need a car to the next shopping location (Milmersdorf or Templin) - From one of the bedrooms, the bathroom can only be reached through one of the other two bedrooms (see floor plan)
